Established in 1978, this family-owned business has constructed some of the most prestigious residential developments in the UK. It has also delivered major regeneration projects for government, education and retail in Northern Ireland. JOB DESCRIPTION Title of post: Construction Co-ordinator Location:Gort Na Mona Site, Springfield Road, Belfast BT12 7GN Reports to: Construction Director Key Responsibilities Developing project timelines and milestones in cooperation with other construction management professionals. Ensuring health & safety files are up to date and assist in ensuring the compliance of health & safety. Record any incidents and report accordingly. Record daily site diary and furnish to head office. Ensure adherence to company purchasing procedures. Quotes, orders and delivery documentation provided to head office. Maintenance of plot books including issuing relevant pink sheets to sub-contractors in a timely manner in line with agreed submission dates. Co-ordinate orders to be placed with head office and issue relevant order numbers to suppliers. Coordinating efforts between various stakeholders including architects, engineers, subcontractors, and clients. Monitoring project progress and reporting status to senior management and stakeholders. Ensuring that all materials and equipment are delivered to the site on time. Conducting regular site inspections and risk assessments to comply with health and safety standards. And ensuring the CEMP (Construction Environmental Management Plan) and MMP (Materials Management Plan) are adhered to. Copies enclosed. Resolving conflicts or concerns involving labour forces or project impediments. Managing project documentation and maintaining comprehensive project records. We have outlined below site specific records that will be required to achieve practical completion with Clanmill Housing Association and Apex Housing Association for the development. These lists of records may not be exhaustive. For The Houses: NHBC completion certificate. Building Control completion certificate. Gas & Electric completion certificate. SAP certificate. Timber frame and roof truss structural certificate. Lift commissioning certificates. Maintain photographic and written records of key stages for example foundations, pre blockwork, pre-boarding etc. Clarify the individual specification for the Clanmill Housing Association houses and Apex Housing association houses ensuring the information is conveyed to all sub-contractors and adhered to. For Site works in general: Geotechnical certificates Retaining walls and roads which have filling to make up levels. Northern Ireland Water preliminary certificate for adoption of sewers. CCTV camera records will be required. Waste management certificates in accordance with the earth works contractor (J & S McKee Limited) and the environmental consultant (Pentland MacDonald). Record of earth contaminated with nickel relocated on site and signed off by Pentland MacDonald. Record of adherence to Secure By Design compliance. Piling records, load certificates etc. Notes to demonstrate that CEMP & MMP have been complied with. Program connections for Gas, NIE, NI water, Openreach. Arrange dates for commencement on site and ensure completion. Construction Co-ordinator PERSON SPECIFICATION Education & Experience Essential: Minimum GCSE (or equivalent) in Mathematics and English Language. Desirable: Minimum 2 years experience in site administration or contracts administration. Skills Essential: Good numeracy skills. Good organisational and planning skills. Proficient in MS Office Word & Excel software. Good communication skills (verbal and written). Ability to work as part of a team. Ability to work flexibly and on own initiative. Desirable: Good commercial skills.
