Location: Flexible UK Base Package: Competitive Executive-Level Salary + Bonus + Benefits A unique opportunity has arisen for a quasi-MD to take ownership of a rapidly growing asset refurbishment and redevelopment business within a leading UK developer and investment partner operating at significant scale across the living sector, with a substantial national portfolio and a strong track record of delivering large-scale residential and accommodation assets. This is not a traditional construction, projects or refurbishment leadership role. Instead, it represents the chance to build and lead a nationally recognised business focused on helping property owners maximise the long-term value, performance and sustainability of their assets. With a substantial portfolio of operational residential and accommodation assets already established, the organisation is now investing heavily in developing a dedicated service offering that delivers refurbishment, compliance, lifecycle replacement and asset improvement programmes across the UK. Leading this division, you will be responsible for shaping the strategic direction of this business, developing its market proposition, building a strong pipeline of opportunities and creating sustainable revenue growth. Reporting directly into the senior leadership team, you will play a pivotal role in transforming an emerging service line into a significant profit centre with national reach and long-term growth potential. The business operates at the intersection of asset management, construction, investment and operational real estate. Its clients are increasingly seeking support with capital investment programmes, ESG initiatives, building safety requirements, lifecycle replacement works, mechanical and electrical upgrades, amenity enhancements and wider asset repositioning strategies. The successful candidate will be responsible for ensuring the organisation becomes a trusted partner for these clients throughout the lifecycle of their assets. The role demands a highly commercial mindset. While an understanding of refurbishment and capital projects is important, success will be driven primarily by business development, relationship management and strategic leadership. You will be expected to identify market opportunities, develop new service offerings, secure major projects and frameworks, cultivate senior client relationships and build partnerships that support long-term growth. Working closely with investment, commercial and operational teams, you will lead the development of bids and proposals, provide strategic oversight of project opportunities and ensure that solutions are commercially viable, deliverable and aligned with client objectives. You will also play an important role in developing and mentoring a multidisciplinary team, creating a culture of performance, accountability and collaboration. Candidates are likely to have operated in senior leadership positions within student accommodation, build-to-rent, residential investment, property consultancy, facilities management, asset management or refurbishment contracting environments. You may currently hold a title such as Managing Director, Business Unit Director, Regional Director, Director of Asset Management, Director of Capital Projects, Head of Property, Head of Projects or Operations Director. Most importantly, you will be recognised for your ability to generate business, build influential relationships and deliver growth. You will have a track record of securing new opportunities, developing client partnerships and leading teams within commercially driven environments. Experience of working closely with investors, asset owners, operators or major property portfolios would be particularly valuable.
