1. Role Purpose

The Commercial Manager is responsible for the commercial, contractual, financial, and administrative leadership of one or multiple specialist façade, glazing, cladding, or remediation projects.

They drive margin protection, cashflow accuracy, commercial risk mitigation, procurement alignment, programme compliance, and digital reporting across all live projects.

The role is a key pillar in overall project governance and financial performance.

2. Key Responsibilities

A. Project Commercial Control

  • Full ownership of commercial performance from contract award to final account.
  • Monthly valuations, CVRs, commercial exposure reports, and forecasting.
  • Subcontractor valuations, variations, payment notices, and procurement tracking.
  • Maintain accurate commercial data across internal ERP systems.
  • Protect contractual rights via notices, claims, entitlement justification.
  • Manage cashflow expectations vs programme and procurement commitments.

B. Change Management & Claims

  • Lead variations, claims preparation, submission, negotiation, and agreement.
  • Ensure real-time change logging and document governance.
  • Support dispute resolution and negotiation with clients and PQSs.
  • Ensure all design, scope, and programme changes are captured commercially.

C. Procurement & Supply Chain

  • Align procurement strategy with programme and budget targets.
  • Review tender returns, negotiate rates, validate commercial scope.
  • Ensure compliant subcontract orders.
  • Monitor supplier performance, long-lead procurement and exposure trends.

D. Cost Control, Treasury & Reporting

  • Produce monthly CVRs and cost/value reconciliations.
  • Oversee treasury inputs: cashflow, WIP, retentions, aged debt.
  • Validate all financial/commercial data in internal systems.
  • Assess cost impacts from design/programme changes.

E. Programme & Operational Interface

  • Work closely with PMs, Site Managers, Design, and Production teams.
  • Align procurement and commercial forecasts with live programme updates.
  • Identify programme-driven risks early and escalate.
  • Support acceleration, resequencing, and recovery planning.

F. Contract Administration

  • Ensure compliance with contract conditions and governance.
  • Issue notices, change events, delay notifications, and contractual records.
  • Support EOT claims and manage final account agreements.

G. Digital Governance

  • Maintain accurate commercial data in line with procedures.
  • Ensure proper use of ERP/change management systems.
  • Support audits and compliance reviews.

3. Leadership Responsibilities

A. Team Leadership

  • Lead QS, AQS, and commercial support staff.
  • Provide coaching, decision support, and ensure procedural alignment.

B. Performance Management

  • Conduct structured performance reviews.
  • Manage development plans, KPIs, and performance evidence cycles.

4. Stakeholder Engagement

  • Represent the commercial function in client, PQS, subcontractor, and supplier meetings.
  • Support dispute negotiations, cost discussions, and risk strategy.
  • Act as a professional commercial representative externally.

5. Governance Responsibilities

Monthly:

  • Treasury updates, CVRs, cashflow, risk exposure, WIP.
  • Validate data and submit monthly commercial reporting.

Quarterly:

  • Present CVRs, forecasts, risk positions.
  • Update margin forecasts, procurement alignment, and resource plans.

Tertial:

  • Contribute to annual strategic cycles (T1/T2/T3).
  • Address margin exposure and procurement capacity.

Annual:

  • Budget and profit planning.
  • Annual risk review and staffing inputs.
  • Support audit documentation and performance evidence.

  • CVR accuracy ±5%

  • Variation/change recovery
  • Margin retention at final account
  • Procurement alignment
  • Accuracy of ERP/commercial data

7. Required Skills & Experience

  • 7–12 years in façades, glazing, cladding, or specialist contracting commercial roles.
  • Strong contractual and financial acumen.
  • Experience managing complex façade or envelope packages.
  • Understanding of fabrication, installation, design workflows.
  • Strong negotiation, communication, and digital literacy.
