We are seeking an experienced Commercial Managerto lead the commercial, contractual, and financial performance of façade, glazing, cladding, or remediation projects. This senior role oversees commercial governance from contract award through to final account, ensuring margin protection, cashflow accuracy, procurement alignment, and robust commercial reporting.

What You’ll Do

Commercial Leadership

  • Own commercial performance across assigned projects
  • Deliver monthly valuations, CVRs, forecasts & exposure reports
  • Manage subcontractor valuations, variations, payment notices & procurement exposure
  • Maintain accurate live data in Business Central and CoreLink
  • Protect contractual entitlement through correct notices and claims

Change & Claims Management

  • Lead preparation, negotiation & agreement of variations
  • Log and maintain all change events in real time
  • Support dispute resolution and client/PQS commercial negotiations

Procurement & Supply Chain

  • Support procurement strategy and tender assessments
  • Negotiate rates, validate scopes, and ensure commercial alignment
  • Monitor supplier performance, long-lead items and commercial exposure

Financial Reporting & Cost Control

  • Produce monthly CVRs and cost/value reconciliations
  • Manage treasury inputs including cashflow, retention, aged debt & WIP
  • Provide cost-impact assessments for design or programme changes

Programme & Operational Interface

  • Work closely with PMs, Design, Production & Site teams
  • Align commercial outputs with live programme updates
  • Identify programme-driven cost impacts and escalate early

Contract Administration

  • Ensure contract compliance and issue required notices
  • Support EOT claims and commercial close-out
  • Lead preparation and agreement of final accounts

Digital & Governance

  • Maintain commercial data accuracy in ERP/CoreLink systems
  • Support audits, governance cycles, and monthly/quarterly reporting

Leadership Responsibilities

  • Lead and mentor QSs, AQSs & commercial support staff
  • Conduct regular performance reviews and support development plans
  • Ensure team alignment with procedures, standards, and deadlines

Stakeholder Engagement

  • Represent the commercial function in client, PQS, subcontractor & supplier meetings
  • Support negotiation strategies and commercial risk discussions

KPIs

  • CVR accuracy (±5%)
  • 100% treasury/CER compliance
  • Change recovery performance
  • Final account margin vs forecast
  • On-time valuations & subcontractor payments
  • Programme-aligned procurement
  • ERP/CoreLink data accuracy

What We’re Looking For

  • 7–12 years’ experience in façades, glazing, cladding or specialist contracting
  • Strong contractual & financial acumen
  • Proven experience delivering complex façade/envelope packages
  • Understanding of procurement, fabrication, installation & design workflows
  • High digital literacy (CoreLink, Business Central, ERP systems)
  • Excellent negotiation, communication & risk-management capability
