We are seeking an experienced Maintenance Manager to oversee the delivery of maintenance services within the social housing sector. The successful candidate will be responsible for managing maintenance operations from mobilisation through to completion, ensuring high-quality service delivery, compliance with regulatory standards, and strong client relationships.
The Role:
- Lead the operational delivery of reactive, planned and cyclical maintenance programmes across social housing contracts.
- Ensure works are delivered safely, efficiently, on time and within budget, while maintaining excellent client, resident and stakeholder relationships.
- A strong working knowledge of NHF Schedule of Rates (SOR) is essential to ensure accurate pricing, cost control and commercial management across all works.
Key Responsibilities:
- Manage day-to-day maintenance operations across reactive, planned and cyclical works.
- Ensure services are delivered in line with KPIs, SLAs, budgets and programme requirements.
- Lead and support operational teams including supervisors, engineers, operatives and subcontractors.
- Ensure full compliance with health & safety legislation, company procedures and statutory regulations.
- Monitor operational and financial performance, identifying opportunities for service improvement and efficiency savings.
- Review and validate works using NHF Schedule of Rates (SOR) to ensure commercial accuracy and cost control.
- Build and maintain strong relationships with clients, stakeholders and residents.
- Manage escalations, complaints and complex issues professionally and effectively.
- Support forecasting, budgeting, reporting and commercial management processes.
- Prepare and present operational and financial reports to senior management and clients.
What We’re Looking For:
- Proven experience as a Maintenance Manager within social housing or property maintenance.
- Experience managing reactive, planned and cyclical maintenance contracts.
- Strong client-facing and stakeholder management experience.
- Strong working knowledge of NHF Schedule of Rates (SOR).
- Good understanding of housing compliance, regulations and health & safety standards.
- Commercial and financial management experience including budgeting and cost control.
- Proficient in Microsoft Office and relevant maintenance management systems.
