We are recruiting on behalf of a leading Tier 1 principal contractor for an experienced Technical Services Manager to take responsibility for the building services delivery of a flagship commercial fit-out project in Central London. This is a key project leadership position, working closely with the Project Director and wider construction team to manage the MEP services from pre-construction and design coordination through installation, commissioning and final handover.
The project is a high-profile, technically demanding commercial fit-out requiring a Technical Services Manager who understands both the technical and delivery aspects of major MEP packages and is confident managing specialist contractors, consultants and client stakeholders.
As Technical Services Manager, you will take ownership of the mechanical, electrical and public health services across the project, acting as the key interface between the principal contractor, MEP subcontractors, design consultants and client team. You will be heavily involved in design development, technical coordination, procurement and programme management, before driving the services through installation, commissioning and handover. This is a client-facing position requiring strong technical knowledge alongside the ability to manage multiple specialist subcontractors and ensure the MEP programme integrates effectively with the wider construction programme.
Key Responsibilities
- Take overall responsibility for MEP services delivery on a flagship commercial fit-out project
- Manage mechanical, electrical and public health packages from pre-construction through to completion
- Lead MEP design development and technical coordination
- Manage specialist MEP subcontractors and suppliers
- Review drawings, specifications, technical submissions and design information
- Manage RFIs and ensure technical queries are resolved efficiently
- Identify design risks, coordination issues and potential programme constraints
- Drive value engineering while maintaining design intent and project requirements
- Coordinate MEP installations with architectural, structural and construction packages
- Manage MEP procurement and ensure long-lead equipment is identified and tracked
- Develop and monitor MEP programmes, key milestones and short-term lookaheads
- Chair MEP coordination and progress meetings
- Liaise directly with clients, consultants, architects and the wider professional team
- Monitor quality and ensure installations comply with specifications and approved designs
- Oversee testing, commissioning and witnessing activities
- Manage snagging, O&M information and final project handover
- Ensure all MEP works comply with Health & Safety and project requirements
We are looking for an experienced Technical Services Manager with a strong Building Services background and a proven track record delivering major commercial projects for a principal contractor. You will need to be technically strong across MEP services while also possessing the management and communication skills required to drive subcontractors, challenge design teams and represent the principal contractor in meetings with senior client stakeholders.
Requirements
- Proven experience as a Technical Services Manager, Building Services Manager or MEP Manager
- Previous experience working for a Tier 1 or established principal/main contractor
- Strong commercial fit-out experience
- Experience managing substantial MEP packages on complex projects
- Strong understanding of both mechanical and electrical building services
- Experience managing projects from pre-construction/design through to commissioning and handover
- Strong design coordination and technical management experience
- Good knowledge of technical submissions, RFIs, value engineering and procurement
- Experience managing specialist MEP subcontractors
- Strong understanding of testing and commissioning processes
- Excellent client-facing and stakeholder management skills
- Ability to drive programme and coordinate MEP services with the wider construction team
- Relevant Building Services, Mechanical or Electrical qualification preferred
