Role Overview
We are seeking an experienced Contracts Manager with strong commercial expertise and a solid understanding of steel staircase fabrication. The successful candidate will take full ownership of projects from handover through to final account, overseeing budgets, programmes, subcontractors, and delivery while ensuring quality, safety, and client satisfaction. This is a predominantly site-based role in London.
Key Responsibilities
- Project Handover & Setup
- Attend internal handover meetings and complete project documentation.
- Establish project folders and confirm stakeholder responsibilities.
- Ensure site readiness, including inductions, health & safety files, RAMS, lift plans, and drawings.
- Coordinate with sales and project teams for initial method statements.
- Programme & Delivery Management
- Prepare, update, and manage project programmes.
- Coordinate deliveries and work closely with site and design teams.
- Monitor progress and ensure smooth project execution.
- Commercial & Financial Management
- Safeguard the company's commercial position at all times.
- Manage project budgets, variations, invoicing, and final accounts.
- Negotiate and price variation orders.
- Oversee procurement and performance of subcontract fabrication and installation teams.
- Technical & Design Coordination
- Liaise with designers and follow up on RFIs and customer design information.
- Support drawing coordination, sample approvals, and specialist trade procurement.
- Ensure programme compliance and high-quality standards for all project components.
- Site & Quality Oversight
- Conduct regular site and workshop visits to monitor fabrication quality.
- Ensure completion of sign-off sheets, O&M manuals, and health & safety documentation.
- Manage risk registers and continuous improvement initiatives.
- Reporting & Communication
- Maintain project trackers and provide weekly updates to senior management.
- Facilitate effective communication between design, site, commercial, and finance teams.
- Lead post-project reviews to capture lessons learned.
Skills & Experience
- Proven contracts/project management experience within construction, fit-out, or interiors.
- Strong commercial awareness and negotiation skills.
- Understanding of steel staircase fabrication processes.
- Excellent organisational, planning, and time management skills.
- Ability to coordinate multi-disciplinary teams and external stakeholders.
- Knowledge of health & safety compliance, RAMS, and site logistics.
- Willingness to be predominantly site-based in London.
