Estates Manager – South West & South Wales
Function: Star Pubs
Location: Field Based – Field Based in & around the South West England & South Wales areas – due to the nature of the work and to ensure you can achieve the right work‑life balance, we’re looking for someone who lives in or close to this area.
Salary: £60,000 – £65,000 (depending on experience).
Contract: Permanent

The role – what does an Estate Manager do?
Being an Estates Manager at Star Pubs is about more than property—it’s about having a strategic vision for the estate, optimising profit streams, and building asset value. You’ll work closely with other Estates Managers as the regional operations team’s go‑to property expert, bringing expertise in Landlord and Tenant law and the Pubs Code Regulations.
Reporting to the Estates Team Leader, you’ll provide expert advice on asset management, overseeing a portfolio of around 150 sites across the South West and South Wales, including Exeter, Plymouth, Penzance, Bath, Bristol, Swansea, Cardiff and Milford Haven.
You’ll drive estate value through rental negotiations and development opportunities, working both independently and as part of a team. Most importantly, you’ll enjoy engaging with people.
Responsibilities
- Manage rent events, negotiate rent reviews and lease renewals, ensuring the best terms for new lets and capital expenditure schemes for Star Pubs and our customers.
- Negotiate market rent options and manage rent review programs, ideally using the profits method of valuation and being MRICS qualified.
- Influence landlords, coach and support Business Development Managers on rent negotiations.
- Champion Estates matters, taking ownership of in‑house training of best practices.
- Provide expert advice on asset management and oversee the estate portfolio.
Qualifications and experience
We’re looking for someone who has experience managing multi‑site portfolios, is well‑planned, organised with great attention to detail, and has strong negotiation skills. Ideally MRICS qualified with experience in rent review programmes using the profits method of valuation.
