About the role... We're looking for a Property Project Manager to join our Property team and take ownership of construction-led refurbishment, enhancement and extension projects across our existing gym estate, with occasional involvement in new site fit-outs. This is a built-environment role, focused on physical spaces, construction delivery and live operational sites - not an IT or digital project management position.
Key responsibilities:
- Project delivery - refurbishments & enhancements
- Managing the end-to-end delivery of construction and property refurbishment projects across our existing gyms
- Delivering works within live trading environments, minimising disruption to members and gym teams
- Leading everything from simple refreshes through to complex refurbishments, reconfigurations, extensions and structural works
- Owning project programmes, budgets, risks and reporting, ensuring work is delivered safely, on time and to standard
- New site capability (as required)
- Supporting technical due diligence for new gym developments
- Managing new site fit-outs from shell condition through to operational handover when allocated
- Working with Acquisition Managers to assess feasibility, costs and delivery risks
- Working cross-functionally
- Acting as a key link between Property and teams across the business, including Operations, Tech, Marketing and Finance
- Understanding how gyms operate day to day and making sure property projects support both members and gym teams
- Coordinating inputs from construction contractors, consultants and specialist suppliers (IT, security, equipment, etc.)
- Translating operational requirements into practical, buildable solutions and clearly communicating risks, constraints and options
- Financial & commercial management
- Setting and managing project budgets, procurement routes and construction contracts
- Ensuring strong financial control and value for money
- Providing clear, accurate updates on cost, programme and risk
- Health, safety & compliance
- Ensuring full compliance with construction health & safety and statutory requirements
- Acting as Principal Designer / Client representative where required and ensuring appointed parties meet their obligations
About you...
Essential
- Proven experience delivering property or construction refurbishment projects in live, multi-site environments
- Experience managing extensions, reconfigurations and complex works - not just like-for-like refurbishments
- Strong experience working with contractors, consultants and suppliers
- Confident stakeholder management and communication skills
- Solid experience of budget management, procurement and contract administration
- Good working knowledge of UK construction, building regulations and health & safety legislation
Desirable
- Experience in gyms, leisure, retail or other operationally intensive environments
- Understanding of how physical spaces impact customer or member experience
- Experience supporting or delivering new site developments
