About the role... We're looking for an Estates Manager to join The Gym Group and take ownership of a defined portfolio of our UK leasehold estate. This is a commercially focused role where you'll play a key part in managing landlord and tenant relationships, supporting lease events, and driving value across the portfolio. Working closely with the Head of Estates and wider business teams, you'll help deliver our property strategy by identifying opportunities to reduce costs, manage risk and improve overall estate performance. Key Responsibilities...
- Manage day-to-day landlord and tenant matters across your portfolio, acting as the main point of contact
- Support and lead rent reviews, lease renewals and negotiations to achieve strong commercial outcomes
- Support acquisitions, relocations and disposals in line with our property strategy
- Assist with exit strategies for underperforming sites, including surrenders and assignments
- Manage landlord consent applications for alterations and operational changes
- Build and maintain strong relationships with landlords, managing agents and external advisors
- Monitor and challenge service charges, insurance and other occupancy costs
- Support business rates management and work with external consultants
- Contribute to budgets, forecasts and regular property reporting
- Maintain accurate lease data and property records
- Provide clear, commercially focused advice to internal stakeholders and senior management
- Visit sites where required to support negotiations and resolve issues
About You...
- Experience in commercial property or estates management
- Proven track record of handling rent reviews, lease renewals and landlord & tenant matters
- Strong understanding of commercial leases and relevant legislation
- Experience working across a multi-site portfolio (highly desirable)
- Commercially astute, with the ability to identify and deliver value
- Confident communicator with strong negotiation and stakeholder management skills
- Well organised, with high attention to detail and the ability to manage multiple priorities
- Proactive and solution-focused in your approach
Ideally, you'll be MRICS / AssocRICS qualified (or working towards it) and hold a degree in Real Estate, Property Management or a related discipline.
