We're looking for a Commercial Manager to oversee commercial procurement, pricing and subcontractor management. This will involve making sure every package is properly scoped, competitively tendered and delivered at the best possible value. This isn't a traditional Quantity Surveyor role: we want someone commercially sharp and digitally confident.
- 33 days holiday per annum
- Birthday leave (post-probation)
- Tax-free EOT bonus
- Group life assurance
- Optional private medical insurance after 1 year
- Pirkx benefits from day one
- Long service awards every 5 years
- Employee of the Quarter programme
- Referral programme
- Social events run by our Social Committee
- Free tea, coffee, snacks & breakout spaces
Requirements:
- Experience in a commercial, quantity surveying, estimating, buying or procurement role - ideally in interiors, fit-out or modular construction
- Working knowledge of construction contracts and JCT Design & Build principles (career QS not required).
- Commercially astute and confident negotiating; comfortable challenging costs and established process.
- Able to read drawings, specs and scopes, and spot omissions or commercial risk.
- Numerate, with strong analysis of costs, margins and commercial performance.
- Highly organised, proactive, and comfortable managing multiple projects at once.
- Collaborative, but confident enough to bring independent commercial challenge.
Responsibilities:
- Own subcontractor and supplier pricing, tendering, negotiation and appointment.
- Build robust scopes and tender packages, then obtain, compare and negotiate quotations to secure best value.
- Partner with Project Managers and Operations to maintain commercial control from pre-construction to completion.
- Manage subcontractor commercial performance - variations, change control, valuations and final accounts.
- Spot commercial risks, overspend and scope gaps early, and drive action to fix them.
- Develop a strong preferred supplier network, benchmarking rates and performance.
- Produce concise commercial reporting on procurement status, savings, margin and risk.
