Finance Manager – Strategic Land Projects

This role is all about taking ownership of the financial management and modelling of a diverse and fast-moving land portfolio. From pre-operational planning to long-term strategy, you\’ll be at the centre of commercial decision-making—collaborating with project executives, technical teams, and external consultants to keep everything aligned, informed, and on track.

You’ll be the go-to for financial insight, providing critical input into land deals, development plans, and reporting that feeds directly into the board. If you’re looking for a role that blends big-picture thinking with hands-on financial management, this is it.

What You\’ll Be Doing

• Maintain and manage financial models for all strategic land sites—whether operational, in planning, or long-term—working closely with Project Managers and the technical team to deliver accurate reporting on profitability, land sales, and cash flow.
• Advise project teams on the financial implications of land acquisitions and subcontractor deals—including tax and profit considerations like CIS and SDLT.
• Own the monthly reconciliation of the plot forecasting system (currently MIS Cognos, transitioning to Anaplan).
• Review cost plans vs. actuals with project executives using data from COINS and support scenario planning and contract negotiations.
• Prepare and present financial reports , including monthly trading accounts, forecasts, and statutory packs for half-year and year-end reporting.
• Attend key meetings (e.g., project reviews, sales pricing reviews) to ensure the financial lens is always considered.
• Handle day-to-day financial tasks , including full accountability for monthly close procedures and general ad hoc reporting.
• Collaborate with external cost consultants , integrating their data into internal forecasts and analysing impacts like indexation.
• Report monthly to the HCA on GBB funding, ensuring unit delivery, interest, and repayments are forecast and aligned.
• Track key commercial and financial deadlines , especially around land obligations, local authority payments, and taxes.
• Manage project-level risk schedules in line with Group Business Assurance Control trackers.

Your Team & Responsibility

People : You’ll directly manage both an Assistant Accountant and a Management Accountant, supporting their development while ensuring smooth day-to-day operations.

What We\’re Looking For

Ideally, you’ll tick most of the following boxes:

• Fully qualified (ACA / ACCA / CIMA)
• Experience in housebuilding, property development, or construction
• Excellent financial modelling and advanced Excel skills
• Strong communicator—confident engaging with technical teams and senior stakeholders
• Cool under pressure and comfortable with tight month-end or year-end deadlines
• Problem solver with a proactive, investigative approach to finance
• Leadership skills and the confidence to drive performance in others
• Detail-oriented, deadline-driven, and highly self-sufficient
• Familiar with systems like Cognos, Anaplan, and COINS (or similar)
