Job Description
We are seeking an experienced Property Manager to oversee both commercial and residential properties, ensuring compliance, financial management, and tenant relations.
Responsibilities
- Collect rent, service charge, and insurance payments.
- Handle tenant breaches, including remedies such as forfeiture and recovery claims.
- Prepare annual service charge budgets according to the RICS Code of Service Charge Practice.
- Maintain reactive and proactive maintenance schedules.
- Ensure compliance with lease covenants, EPCs, FRAs, asbestos reports, and other regulatory requirements.
- Conduct routine property inspections and coordinate meetings with lessees and tenant associations.
- Report to Directors on property performance and issues.
- Engage contractors to achieve satisfactory repair and maintenance outcomes.
- Manage a portfolio of 80 properties.
- Track rent reviews, lease renewals, assignments, and dilapidations, updating records accordingly.
Requirements
- 3-4 years of experience in commercial and residential property management.
