We are looking for an experienced and proactive Lettings Consultant to join our residential team in Stratford. The successful candidate will play a key role in maintaining high occupancy by generating leads, qualifying applicants, conducting viewings, and securing tenancy agreements for both long-term and short-term lets.

This role involves working closely with individuals, corporate tenants, external booking agents, and internal teams, ensuring a seamless lettings process and consistently high standards of service. Key Responsibilities
- Qualify all incoming enquiries and understand client requirements to provide suitable property matches
- Register and manage applicants using internal software systems, maintaining a clear and consistent pipeline
- Conduct daily prospecting and follow-up calls to convert leads into viewings
- Deliver engaging and informative property viewings tailored to each applicant\'s needs
- Negotiate offers and finalise tenancy agreements efficiently and professionally
- Build and maintain strong client relationships with clear, responsive communication throughout
- Manage the collection of initial funds related to new tenancies
- Stay informed of changes in the local rental market and adjust strategies accordingly
- Ensure all lettings activities are compliant with relevant legislation and internal policies
- Conduct market and competitor research and present findings in a clear and professional format
- Collaborate with other departments to support wider operational success
- Use all IT systems and tools effectively as part of day-to-day operations

Experience
- Minimum of 2 years\' experience in a similar lettings role within the residential market
- Ideally experience within the Build to Rent (BTR) sector but not essential.

- Excellent written and verbal communication skills
- Strong negotiation skills with a proven ability to close deals
- Highly organised and detail-oriented, capable of managing multiple applicants and units
- Competent with CRM systems and lettings software
- Sound knowledge of rental market trends and client expectations
- Up-to-date understanding of lettings regulations and compliance best practices

- ARLA/MARLA qualification desirable but not essential
