The Housing Team Manager leads and manages the Housing Team to deliver high‑quality, customer‑focused tenancy management services for ex‑Service personnel and their families. Under the guidance of the Head of Housing, the role ensures strong tenant engagement, effective performance monitoring, and compliance with all health and safety regulations. The manager oversees housing and tenancy budgets, collaborates cross‑functionally, and maintains a safe, supportive, and responsive housing environment.
Key Responsibilities
- Develop and support the Housing Team, conducting regular one‑to‑ones and performance reviews in accordance with policies and procedures.
- Recruit, induct, train, and develop staff to deliver quality services.
- Coach and support staff to address poor conduct or performance, following policy and procedures.
- Provide an effective, high‑quality, customer‑focussed service to tenants and residents, liaising with other agencies and professionals as required.
- Meet void targets and manage estate grounds, communal areas, and parking to high standards, ensuring health and safety compliance.
- Participate in the Emergency Management Team, on‑call rota, and contribute to emergency planning.
- Undertake and review risk assessments, leading specialist risk assessment management and ensuring actions are completed within deadlines.
- Provide reports and information for the Head of Housing and insurers as required.
- Oversee the housing waiting list, ensuring applications are properly assessed in line with the Allocations Policy.
- Manage lettings and allocations, ensuring re‑let targets are met and anti‑social behaviour incidents are properly investigated and resolved.
- Monetise rent arrears action, ensuring performance targets are met and timely support and advice.
- Attend court and oversee legal cases, supporting staff and providing evidence on behalf of the client.
- Work with the Support Team to encourage independence, tenants to move to fully independent accommodation where appropriate.
- Collaborate with Finance to calculate and set service charges, set budgets, and manage services within agreed budgets.
- Set performance targets and objectives for the Housing Department, conducting regular reviews through delivery plans and day‑to‑day staff management.
- Continuously improve service quality, responding to customer feedback and complaints.
- Implement and monitor health and safety policies throughout the housing provision, maintaining compliance with legislative regulations.
- Maintain records in accordance with the health and safety management system and provide required reports to the Head of Housing, insurers, and other stakeholders.
Qualifications and Experience
Required experience in housing management, preferably with ex‑Service personnel or similar vulnerable groups, strong leadership and communication skills, and a commitment to high‑quality, customer‑focussed service delivery.
