We're working exclusively with a privately owned investment and property business on an exciting new luxury destination development, and we're looking for an experienced
Luxury Hotel & Property Marketing Manager to lead the commercial marketing and launch strategy.
This is a rare opportunity to join a major hospitality and property project at a pivotal stage, with responsibility for creating the awareness, anticipation and demand needed to successfully launch a luxury hotel, spa, wellness and leisure offering alongside a collection of premium private residences.
This isn't simply a role focused on advertising property or filling hotel rooms. The objective is to create desire, build a premium destination brand and generate sustained demand , ultimately supporting strong occupancy, premium pricing, property sales and membership growth.
The successful candidate will bring proven experience of pre-opening and launch marketing within premium hospitality, branded residences, luxury property or mixed‑use destinations , with the commercial confidence to turn strategy into measurable results.
The Opportunity
You’ll take ownership of the commercial launch strategy for the destination, working closely with the wider leadership team, appointed operators, sales partners, branding and design agencies, specialist consultants and external marketing partners.
You’ll be responsible for bringing together multiple workstreams across hospitality, private residences, spa, wellness, leisure and food & beverage, ensuring they work together to create one compelling destination proposition.
A major part of the role will be establishing the customer journey from initial awareness through to enquiry, booking, purchase or membership, supported by a robust CRM and lead‑nurturing strategy.
You’ll also have significant responsibility for building anticipation ahead of launch, developing partnerships, planning VIP events and creating the campaigns and communications needed to establish the destination in the market.
- What You'll Be Doing
- Commercial Launch Strategy
- Own and deliver the commercial marketing and launch strategy for the destination.
- Develop the positioning, messaging and proposition across the different elements of the development.
- Define target audiences and customer journeys.
- Create and manage a detailed launch roadmap.
- Develop the CRM and lead conversion strategy from initial enquiry through to sale, booking or membership.
- Recommend marketing budgets, timelines and KPIs.
- Coordinate specialist partners across PR, paid media, CRM, digital, branding, sales and events.
- Ensure all activity is commercially focused and aligned to the wider business plan.
- Private Residences
- Support the marketing and sale of the private residences.
- Develop the purchaser journey and customer experience.
- Generate qualified leads and support the sales process through to reservation and completion.
- Plan and deliver VIP preview and launch events.
- Develop brochures, digital assets, presentations and other sales collateral.
- Work closely with appointed sales partners to align marketing, CRM, events and sales activity.
- Monitor lead quality and conversion performance

- Build regional and national awareness ahead of opening.
- Grow and nurture the customer database before launch.
- Develop a pre‑opening database and early engagement proposition alongside the appointed operator.
- Support the operator in driving bookings, occupancy and commercial performance from launch.

- Spa, Wellness & Leisure
- Help establish a strong local membership community ahead of opening.
- Position the wellness offering as a destination in its own right.
- Develop community‑focused propositions for leisure and wellness facilities.
- Support member acquisition, retention and engagement.
- Ensure the different elements of the destination work together as one compelling proposition.
- Food & Beverage
- Build anticipation around the food and beverage offering ahead of opening.
- Support campaigns and experiences designed to drive awareness and repeat visits.
- Ensure food and beverage contributes to the wider destination proposition and customer experience.
- Agency & Stakeholder Management
You’ll act as the central point of coordination across the commercial launch and marketing workstreams.

What We’re Looking For
You’ll be an experienced marketing professional with a strong track record of launching premium hospitality, property or destination‑led businesses.
We’re looking for
- Proven experience delivering a premium hospitality, branded residence or mixed‑use destination launch .
- Strong commercial marketing experience across pre‑launch, launch and stabilisation.
- Experience across areas such as hotels, private residences, spa/wellness, placemaking or destination marketing.
- Demonstrable success in generating leads, sales, bookings, memberships or database growth.
- Strong CRM and customer journey experience.
- Experience working alongside sales partners, hospitality operators and specialist marketing agencies.
- Excellent stakeholder and project management skills.
- Experience managing multiple external agencies and consultants.
- Strong understanding of proposition development, audience segmentation, messaging and campaign planning.
- A commercially driven and data‑led approach.
- Excellent written communication, presentation and influencing skills.
- The ability to work independently while bringing structure and pace to a complex project.
- It Would Be Great If You Also Have
- Luxury hospitality or resort experience.
- Branded residence or premium property experience.
- Experience working with high‑net‑worth audiences. Experience developing membership, loyalty or community propositions.
- An established network across hospitality, lifestyle, PR, digital, events or wellness.
- Experience working within premium coastal, leisure or second‑home markets.

We’re looking for someone who combines strategic thinking with genuine hands‑on delivery .
You’ll be highly organised, commercially focused and comfortable managing multiple priorities, while having the confidence to influence senior stakeholders and external partners.
You’ll need to be comfortable working in an environment where not everything is already established.
This is a developing project, so you’ll need to bring initiative, resilience and the ability to create structure where required.
Most importantly, you’ll be passionate about luxury hospitality, wellness, customer experience and creating destinations that people genuinely want to be part of.
