Description
Responsible for delivering short, medium and long‑term asset management strategies across a mixed‑use commercial estate. Track record of identifying value‑enhancing opportunities and collaborating with colleagues to implement them.
Key Accountabilities
- Collaborate with the Heads of Asset Management to develop and implement the short, medium, and long‑term strategies for the estate.
- Take ownership of all estate metrics, including rent roll, ERVs (Estimated Rental Values), occupancy rates, and other relevant performance indicators.
- Coordinate and drive business‑as‑usual activities across the estate, ensuring efficient and effective operations.
- Manage and nurture key customer relationships to maximize growth opportunities and tenant satisfaction.
- Collaborate with the Finance/Credit Control team to develop strategies for resolving significant customer arrears.
- Manage the life cycle process of properties so they come back to the market in a timely manner.
- Identify and implement value‑added initiatives beyond routine operations, such as lease regears, surrenders and re‑lettings, ad‑hoc transactions, and terminations.
- Work closely with the leasing team on larger and more complex transactions involving capital expenditures and planning.
- Assist the acquisition and disposal teams as required, providing valuable insights and recommendations.
- Liaise with external valuers when necessary to ensure accurate and up‑to‑date property valuations.
- Represent The Arch Company in local Business Improvement Districts (BIDs) and other stakeholder groups.
- Take on any other related responsibilities necessary to deliver the objectives as the role evolves over time.
High level of attention to detail, strong commercial acumen and keen eye to problem solve. Demonstratable experience adding value to multi‑let property assets and a strong understanding of asset management facets. Work with the property management team to ensure successful day‑to‑day management including arrears.
Skills, Knowledge and Experience
- Previous experience in a customer‑facing role within commercial real estate.
- Ability to travel across London.
- Excellent written and verbal communication skills.
- Comfortable utilising a data‑driven approach to decision making, leveraging key metrics to assess asset performance and identify value‑add opportunities.
- Strong analytical skills.
- Ability to work independently and collaboratively within a team framework.
- Thorough understanding of commercial leases, in particular landlord and tenant legislation.
- Experience undertaking typical asset management responsibilities – lease regears, surrenders, transactions, terminations, etc.
- MRICS qualified.
