Thames Cleaning is a third-generation, family-run commercial cleaning company with over 55 years of experience delivering exceptional office cleaning and landlord demise building cleaning services to some of London\’s most prestigious clients.
We are seeking an experienced Business Development Manager from the commercial cleaning sector who can hit the ground running with a strong network of contacts, a proven track record of closing high-value contracts, and the drive to deliver sustained growth.

What you will be doing:
- Identifying and securing new commercial cleaning contracts across London and the Home Counties
- Leveraging your existing network of industry contacts to generate quality leads
- Meeting with property managers, facilities managers, landlords, and corporate clients to present Thames Cleaning’s services
- Preparing and delivering proposals, tenders, and contract negotiations
- Achieving and exceeding agreed sales targets and KPIs
- Representing Thames Cleaning at networking events, industry exhibitions, and client meetings
- Managing the full sales cycle – from initial lead generation through to contract negotiation, client onboarding, and successful service launch (\”cradle to cradle\” ownership)
What we are looking for:
- Direct sales experience in the commercial cleaning sector (office or contract cleaning) is essential
- Strong existing network of property sector and facilities management contacts
- Proven track record of securing high-value B2B cleaning contracts
- Confident at networking, lead generation, and closing deals
- Self-starter who can work independently and deliver results from day one
- Strong presentation and negotiation skills
What we offer:
We reward both revenue generation and profitable selling:
- £45,000–£50,000 base salary (negotiable for the right candidate)
- Uncapped commission on Year 1 contract value for all new business secured at or above our minimum profit margin
- Realistic OTE ÂŁ75k+, with top performers earning ÂŁ85k-ÂŁ95k+
- Clear pathway to Director level for candidates who consistently deliver exceptional revenue growth and demonstrate leadership potential
