Job Description
Planning Manager
East Midlands Region – Leicestershire
We are seeking an experienced Planning Manager to join the East Midlands regional team of an award winning house builder. With a strong grasp of planning policy and a clear commercial mindset, you will play a key role in delivering regional planning programmes and profit targets. You will identify opportunities to reduce cost and risk through the efficient discharge of planning conditions, reserved matters and Section 106 obligations.
This role requires excellent communication, negotiation and organisational skills, along with the ability to work collaboratively across land, design and technical teams. You will be encouraged to take ownership of the role and actively shape planning outcomes across the region.
Key Responsibilities
- Support the Design & Technical team in delivering regional planning and profit targets.
- Following the grant of outline, detailed or hybrid consent, develop and manage programmes to discharge all conditions, reserved matters and consents required to implement planning permissions.
- Coordinate and monitor planning programmes in collaboration with design, technical and town planning teams.
- Liaise proactively with local authorities and external stakeholders to agree action plans and secure timely discharge of conditions and consents.
- Support the Land team with site promotion and planning strategy, working alongside the Regional Planning Director.
- Assist the Design & Technical Director with the submission and negotiation of planning applications.
- Manage and discharge all pre-start Section 106 obligations.
- Drive progress across internal teams, local authorities and external agencies to maintain programme certainty.
- Prepare monthly progress reports, highlighting performance, risks and slippage against programme and budget.
- Identify and implement cost-saving opportunities arising from planning conditions and reserved matters.
- Provide planning policy advice and updates, assessing impacts on cost, delivery and future opportunities.
- Attend meetings as required and ensure compliance with company policies and procedures.
- Undertake additional duties as reasonably required.
Essential Skills & Experience
- Full UK Driving Licence.
- Post-qualification experience in a planning role (developer, consultancy or local authority).
- Proven project management experience on large-scale residential or residential-led mixed-use schemes.
- Strong written and verbal negotiation and influencing skills.
- Excellent interpersonal and stakeholder management abilities.
