Mechanical Estimator – Building Services

  • A leading building services contractor is seeking an experienced

Mechanical Estimator to support the delivery of mechanical construction projects across sectors including data centres, industrial, pharmaceutical, logistics, healthcare and commercial.

The role will focus on tender analysis, mechanical take-offs, pricing, subcontractor enquiries, plant selection and commercial risk assessment through to tender handover.

Key Responsibilities

  • Review tender packages and identify technical queries and scope gaps.
  • Carry out mechanical take-offs from 2D drawings and 3D models.
  • Measure ductwork, pipework and insulation.
  • Prepare detailed estimates using labour norms, material costs and Bills of Quantities.
  • Ensure ancillaries such as valves, brackets and fixings are included.
  • Manage subcontractor and specialist trade enquiries, including BMS, insulation and water treatment.
  • Review mechanical plant schedules and identify value engineering opportunities.
  • Conduct site surveys for refurbishment projects.
  • Monitor prime cost, commercial risks and tender position.
  • Prepare tender handover documentation, including assumptions and exclusions.
  • Monitor material price trends and market conditions.
  • Participate in client tender interviews and present mechanical proposals.
  • Capture lessons learned to improve future estimating accuracy.

Requirements

  • 3-7 years' experience in mechanical estimating within building services or construction.
  • HNC/HND in Mechanical Engineering, Building Services or equivalent experience.
  • Time-served plumber or pipefitter background advantageous.
  • Strong knowledge of HVAC systems.
  • Understanding of BESA DW/144 ductwork standards and TR/20 pipework specifications.
  • Experience with mechanical estimating and take-off software.
  • Strong Bluebeam Revu experience for digital measurements.
  • Excellent commercial and analytical skills.
  • Strong supplier and subcontractor negotiation skills.
  • Excellent attention to detail and ability to identify scope gaps.
  • Strong communication skills and ability to explain technical pricing to commercial stakeholders.
