The Design lead sits within the pre-sales and pre-construction function, responsible for designing, scoping, and costing integrated smart building solutions. The role covers the full bid lifecycle—from initial enquiry through to project award and early-stage delivery—ensuring solutions meet both technical and commercial requirements. You will work across multiple technologies including IoT, ICT infrastructure, networking, security, and AV systems, supporting complex multi-system projects.
Key Responsibilities- Lead and support bid activities from enquiry through to submission and award
- Develop technical designs and cost models for smart building solutions
- Produce high-quality proposals and supporting documentation
- Collaborate with internal teams (sales, delivery, procurement, technical)
- Attend client meetings, site surveys, and presentations
- Manage tender documentation, risks, and project requirements
- Support pre-construction design and ensure smooth handover to delivery teams
- Build relationships with suppliers, partners, and stakeholders
- Deliver both technical and commercial input throughout projects
- Experience in smart building, ICT, or multi-technology solution design
- Strong knowledge of systems such as IoT, networking, security, AV, and cabling
- Background in pre-sales, estimating, or pre-construction environments
- Commercial awareness with ability to produce and analyse costings
- Strong communication and stakeholder management skills
- Proficient in MS Office (especially Excel)
- Understanding of construction processes and tendering
- Desirable: Degree or relevant industry certifications
- Knowledge of BIM, CAD, or smart building accreditation frameworks
- Experience across sectors such as data centres, commercial or residential
