The Smart Building Solutions Design Lead will operate within the presales and preconstruction function, managing and contributing to allocated opportunities from initial enquiry through bid submission and into the pre-construction phase.
This role involves:
- Leading the scoping, design, costing, and bid proposal production for multi-technology smart building solutions.
- Managing post-award pre-construction activities, including technical design, commercial input, and handover to delivery teams.
- Collaborating with teams across the organisation to ensure solutions meet client requirements and align with strategic goals.
The role requires a strong blend of technical, commercial, and leadership skills, with exposure to a wide range of smart building technologies, including:
- Master System Integrator/Operator Services
- Building IoT (occupancy and environmental monitoring)
- Physical IT infrastructure (copper and fibre cabling)
- Network systems (LAN, WiFi, voice, in-building mobile, servers, storage)
- Electronic security (access control, CCTV, intercom, intruder alarms)
- Audio-visual systems (video conferencing, IPTV, digital signage, background music)

Key Tasks and Responsibilities:
- Manage and lead allocated opportunities throughout the bid and pre-construction phases.
- Produce high-quality technical and commercial bid proposals.
- Own opportunities from receipt of tender documentation to bid submission, project award, and pre-construction activities.
- Collaborate effectively with sales, operations, delivery, technology leads, and procurement teams.
- Attend client meetings, site surveys, presentations, and pre-construction design sessions.
- Deliver both technical and commercial presentations.
- Create and maintain supporting documentation and templates for pre-sales and pre-construction activities.
- Build and maintain relationships with internal teams, suppliers, and partners.
- Ensure smooth handover of awarded projects to delivery teams.
Design & Costing:
- Prepare cost models and material/labour estimates for smart building solutions.
- Take design responsibility for smart building solutions, ensuring compliance with standards, codes, and client requirements.
Leadership:
- Provide direction and guidance to contributing team members and/or direct reports.
- Allocate tasks according to team strengths, track progress, and set goals.
- Maintain and communicate a clear project vision and align team efforts accordingly.
- Resolve problems or conflicts within the team and foster a collaborative working environment.
- Mentor and train team members, supporting succession planning and career growth.
- Support leadership in achieving organisational objectives and strategic goals.
Person Specification:
- Ability to design and deliver smart building solutions across commercial, residential, hospitality, and data centre sectors.
- Experience with multi-technology operational solutions in construction environments.
- Competent in design and estimation of Master System Integrator services, IoT sensors, ICT cabling, LAN/WiFi networks, electronic security, and audio-visual systems.
- Awareness of smart building software and emerging technologies.
- Knowledge of risks and requirements in tender documentation.
- Understanding of pre-construction activities, technical submittals, drawing approvals, RFIs, change control, and variations.
- Vendor liaison experience and understanding of manufacturer solutions.
- Skilled in analysing and producing costing spreadsheets for smart building projects.
Skills:
- Excellent written and verbal communication skills.
- Proficiency with Microsoft Office Suite and general ICT tools.
- Ability to design, estimate, and visually represent smart building solutions.
- Commercial awareness, including bid analysis and financial modelling.
- Ability to coordinate and work collaboratively with internal teams and stakeholders.
- Ability to follow technical best practices to meet quality standards and deadlines.

- Additional professional accreditations in smart building technologies or trade bodies.
- Awareness of WiredScore and SmartScore certification processes.
- Familiarity with Building Information Modelling (BIM) and CAD solutions.
- APMP Foundation Certification.
Working Hours: Monday to Friday – 8:00am to 5:00pm
