Position Summary
Commercial Real Estate Loan Processor is responsible for coordinating the entire documentation requirements to complete real estate loan transactions from submission of real estate application to loan closing. Provides assistance and support to the professional lending staff regarding loan documentation preparation, and review. Process loans to ensure compliance with internal and external real estate lending guidelines and protect the Bank’s security interest. Provides superior customer service and assists with daily operations of the department.
Principal Duties and Responsibilities
- Reviews loan submission packages for completeness, accuracy and for initial qualification.
- Requests required documentation on approvals to include; title search, flood certification, appraisal, proof of paid liens/judgments, and other stipulations listed in approval notes or required by the underwriter.
- Once all documentation has been collected, reviewed and approved to close, prepare necessary information for pre-funding.
- Audits all real estate loan packages to ensure proper signatures, disbursements and documentation is obtained. Immediately reports and resolves any issue that requires corrective action and meets all regulatory timelines.
- Immediately resolves any issues that would negatively impact the Bank’s future collectability, lien position, equity position, and/or marketability.
- Complies with federal and state regulations and all established bank policies and procedures.
- Sets up initial collateral tracking process for new loans.
- Creates and provides necessary federal and state regulatory compliance documents as mandated by various real estate related laws utilizing bank’s loan processing software.
- Creates and maintains proper loan files and an organized work area. Keeps files up to date and organized. Files and scans pertinent information as requested.
- Follows up and completes items that are missing on loans to ensure the bank is in compliance with regulatory mandates.
- Provides payoffs, loan verifications, and processes releases of lien.
- Processes paid real estate loan files upon satisfaction of mortgages including sending original documents to borrower, making copy sets for the bank’s file and purging documents not required for retention.
- Under the direction and guidance of management, prepares, presents and verifies reports.

- Highly focused, able to rapidly determine key priorities, clearly communicate the priorities and ensure resources are properly aligned.
- Excellent interpersonal and communication skills are necessary for maintaining effective relationships with Board members, officers, employees, attorneys, title companies and members of the business and civic community.
- Individual should be able to work under high pressure situations and a stressful atmosphere while remaining composed at all times.
- Provides a strong, compassionate and visible leadership, which fosters positive attitudes and trust among employees, and customers.

Education and Experience Requirements
- A self-starting team player who possesses a high school diploma or GED.
- Minimum 3-5 years real estate processing experience required – financial institution preferred.
- Strong analytical skills and decision-making abilities.
- Strong working knowledge of real estate loan underwriting concepts, techniques, compliance and regulatory guidelines.
- Ability to manage multiple priorities and meet deadlines in a fast paced, high volume, work environment with accuracy and minimal supervision.
- Display a positive team working attitude with associates in all departments.
- Must have strong computer skills, with an emphasis on loan platforms. Proficient in Microsoft Office is preferred.
