At Tesco, our Property team plays a critical role in shaping the future of one of the UK's largest retail estates.
As a Property Strategy Manager, you'll help define and deliver the long-term strategy for our Convenience business, supporting a portfolio of more than 2,000 Tesco Express stores across the UK.
This is a highly visible and influential role, combining strategic thinking, data-driven analysis and commercial insight to help Tesco make the right property decisions for the future.
You'll use customer, catchment, financial and property data to identify opportunities, understand risks and develop recommendations that strengthen our convenience offer and support sustainable growth.
Working closely with teams across Property, Online, Strategy, Finance and Channels Transformation, you'll help shape investment decisions that directly impact customers, colleagues and communities nationwide.

Responsibilities
- Leading the annual strategic review of the Tesco Express estate, assessing customer, catchment, financial and property data to identify opportunities and risks.
- Maintaining and evolving the long-term strategy for over 2,000 Tesco Express stores, ensuring our estate remains fit for the future.
- Identifying opportunities for store relocations, extensions and rightsizing initiatives that improve performance and optimise our portfolio.
- Developing robust strategic recommendations that influence investment decisions, lease event planning and estate management activity.
- Building evidence-based business cases supported by clear analysis, strong commercial judgement and compelling insight.
- Partnering with teams including Store Research & Modelling, Online, Channels Transformation and wider Property functions to secure governance approvals and drive strategic outcomes.
- Leading cross-functional projects linked to Tesco's long-term Property Strategy, including estate performance reviews and the assessment of compromised locations.
- Supporting resource planning and prioritisation across the team, ensuring focus on the areas that deliver the greatest value for the business.
- Contributing to the vision of the Head of Property Strategy & Planning and helping translate strategy into actionable plans.
- Continuously improving the way we work by identifying opportunities to enhance processes, tools, systems and training.
Qualifications
- Significant experience in Property Strategy, Location Planning, Retail Strategy or a similar analytical and commercially focused role.
- Experience working with large customer, financial, demographic and property datasets.
- Strong commercial understanding of retail performance drivers and investment decision-making.
- Experience developing strategic recommendations, business cases and investment proposals.
- Excellent analytical and problem-solving skills, with the ability to translate complex data into clear business insights.
- Strong stakeholder management skills, with experience influencing and collaborating across multiple business functions.
- Experience managing projects and balancing competing priorities in a fast-paced environment.
- Excellent communication and presentation skills, with the ability to engage senior stakeholders confidently.
