We are seeking an experienced Building Services Manager to join our clients multidisciplinary contractor design team, delivering projects from concept through to completion. You will be involved across all project stages, working on a diverse portfolio of building and civil engineering schemes valued from £100k to £30m+. Projects span education, retail, commercial, industrial, offices, healthcare, research facilities, and award-winning residential and Passivhaus developments. This is a hands‑on role combining technical design leadership, site support, and team mentoring within a collaborative contractor environment.
Key Responsibilities
- Review tender drawings and specifications for compliance with Building Regulations, statutory requirements, and Health, Safety & Environmental legislation
- Evaluate pre-contract technical submissions, identifying risks, opportunities, omissions, and shortfalls
- Provide technical support to in-house design and construction teams
- Coordinate M&E design, commissioning, and handover activities
- Supervise, inspect, and coordinate subcontractor works during construction
- Review subcontractor design information for compliance with relevant standards, employer’s requirements, and buildability
- Support building performance assessments (e.g. BREEAM) and advise construction teams on responsibilities
- Carry out site inspections, monitoring, testing, and defect resolution
- Review and manage record drawings, O&M manuals, and design changes
- Review energy performance assessments and certification
- Prepare clear technical reports and documentation
- Contribute to tender submissions and competitive bids
- Attend and represent the business at client meetings, tender interviews, and project progress meetings
- Mentor and support junior members of the team
Skills & Technical Knowledge
- Strong knowledge of Building Regulations and NHBC requirements
- Familiarity with CIBSE, CIBSE Guidance, BSRIA Guidance, and relevant British & European Standards
- Understanding of TM52, TM54, TM59, and TM65 (desirable)
- Strong coordination, problem-solving, and communication skills
Experience & Qualifications
- Degree in Mechanical, Electrical, or Building Services Engineering (or equivalent)
- Professional membership such as ACIBSE, MIET, or similar
- Minimum 10 years’ experience in building services design, coordination, or delivery
