We are currently looking for an experienced BMS Sales Estimator to join an established and ambitious organisation operating within the building controls and BMS sector. This is a technical-commercial BMS position, not a general construction estimating role. The successful candidate will have a genuine understanding of BMS, BEMS and HVAC controls, together with the ability to review technical tender information and develop accurate, competitive and deliverable proposals.

You will work closely with sales, technical and operational teams, supporting opportunities from the initial enquiry through to tender submission, client clarification and internal handover.

The Role

  • Reviewing incoming BMS/BEMS tender enquiries in detail.
  • Interpreting specifications, drawings, points schedules, schematics and supporting tender documentation.
  • Understanding client requirements, project timescales and submission instructions.
  • Developing technically appropriate and commercially competitive BMS proposals.
  • Identifying key client requirements and developing solutions aligned with project objectives.
  • Obtaining, reviewing and incorporating supplier and subcontractor quotations.
  • Building strong working relationships with panel manufacturers and BMS installation partners.
  • Identifying risks, omissions, exclusions, qualifications and commercial opportunities within tender information.
  • Attending site surveys where required.
  • Supporting client and consultant meetings throughout the bid process.
  • Working closely with the sales team to develop opportunities.
  • Supporting bid writing and wider proposal activities.
  • Ensuring appropriate internal governance, reporting and authorisation procedures are followed.
  • Maintaining accurate opportunity information and tender records.
  • Managing multiple live tenders and competing deadlines.
  • Providing wider sales and estimating support to the business when required.

About You

We are looking for an experienced BMS/controls professional with a strong combination of technical knowledge, estimating ability and commercial awareness. You will ideally have:

  • Previous experience in BMS estimating, BEMS proposals, applications, technical sales or a similar role.
  • Strong knowledge of HVAC systems and Building Management Systems.
  • Experience working within a multi-manufacturer BMS environment.
  • Knowledge of platforms such as Trend, Tridium/Niagara or similar.
  • The ability to interpret BMS specifications, points schedules, schematics, drawings and control requirements.
  • Experience obtaining and evaluating supplier and subcontractor pricing.
  • Strong commercial awareness and excellent attention to detail.
  • Excellent organisation and time-management skills.
  • Experience managing multiple tenders and competing deadlines.
  • Confidence communicating with clients, consultants, suppliers and subcontractors.
  • The ability to discuss BMS solutions and proposals at a suitable technical level.
  • A strong customer-focused approach.
  • A proactive, self-motivated and accountable attitude.

You do not need experience with every BMS manufacturer. Broader controls knowledge, genuine estimating capability and the ability to understand and interpret technical requirements are more important.
