Land Development Manager in Worcester

We are seeking an experienced Land Manager with strong development and planning expertise to support the identification, promotion, and delivery of residential land opportunities across midlands and south west. This is a commercially focused role for someone who understands how planning strategy, land assembly, and development viability work together to unlock value.

You will play a key role from site identification through planning promotion and onward disposal or development, working closely with landowners, planning authorities, consultants, and internal teams.

Key Responsibilities

• Identify and appraise strategic and immediate residential land opportunities
• Lead and manage planning promotion strategies, including local plan and planning application processes
• Instruct and manage external consultants (planning, technical, legal, valuation)
• Prepare development appraisals, viability assessments, and planning risk analysis
• Negotiate land agreements (option, promotion, conditional contracts)
• Maintain strong relationships with landowners, agents, LPAs, and stakeholders
• Monitor local plan reviews, policy changes, and emerging opportunities
• Support site delivery through to consent, sale, or development stage

About You

• Proven experience as a Land Manager / Development Manager within residential development or strategic land
• Strong understanding of the planning system, local plans, and promotion strategies
• Experience taking sites through the planning process (outline and/or detailed)
• Commercially astute with strong appraisal and negotiation skills
• Confident managing multiple sites and stakeholders simultaneously
• MRTPI qualification or working towards it (desirable but not essential)
