The Role:
As Strategic Land and Planning Manager, you will be responsible for sourcing, negotiating, and acquiring strategic land opportunities across Surrey, Kent, and South London. You’ll lead the planning promotion process, work closely with consultants, and manage the progression of sites through the planning system. This role reports to the Group Strategic Land Director and offers the chance to work autonomously, driving deals forward and contributing to the company's growth.
The key responsibilities include:
- Identify and assess potential strategic residential development sites.
- Build strong relationships with landowners, agents, and local authorities.
- Negotiate land agreements, including options and promotion agreements.
- Manage external consultants through the planning promotion process.
- Monitor planning policy and spot new opportunities for land promotion.
- Lead on planning strategies to secure allocations and permissions.
- Prepare reports and updates for senior leadership and investors.
- Attend planning meetings and public consultations as needed.
- Travel regularly across the South region.
Requirements:
- 5+ years’ experience in strategic land acquisition, ideally in Surrey, Kent, or South London.
- Background with a strategic land promoter, national housebuilder, or planning consultancy.
- Strong knowledge of the planning system (RTPI or RICS qualification preferred).
- Proven track record of identifying and acquiring successful strategic sites.
- Extensive network of contacts in land agencies and among landowners.
- Confident communicator and skilled negotiator.
- Self-motivated, commercially minded, and target-driven.
- Full UK driving licence and willingness to travel.
