I'm excited to be partnering with a residential main contractor to find a Design Manager for their South London operations, with a salary of £75,000 to £85,000 plus comprehensive package. This is a fantastic chance to be part of a newly formed design team and play a key role in building the department from the ground up.
As Design Manager, you'll oversee design delivery for mid to high-rise mixed-use residential schemes throughout the capital, working for a contractor who is actively developing their design capabilities. Success in this position requires comprehensive understanding of high-rise regulatory frameworks, Building Safety Act compliance, and Gateway approval procedures.
Your Responsibilities Will Include:
- Overseeing design coordination across mid to high-rise residential schemes
- Steering Gateway 2 applications and maintaining BSR compliance standards
- Managing relationships with architects, structural consultants, MEP designers, and specialist advisors
- Controlling design schedules, RFI workflows, and critical milestone activities
- Securing adherence to Building Safety Act 2022 and high-rise regulatory standards
- Championing buildability assessments and value engineering opportunities
- Overseeing design risk management and information flow to site operations
- Developing strong partnerships with housing association and developer clients
- Helping to establish robust design workflows and team standards
- Supporting the expansion and development of the design function
- Operating primarily across South London and nearby locations
We're Looking For Someone With:
- Demonstrable track record as a Design Manager in residential contracting environments
- Comprehensive grasp of high-rise regulatory requirements (must-have)
- Solid understanding of Building Safety Act 2022 and BSR frameworks (must-have)
- Hands-on experience with Gateway 2 applications and compliance processes (must-have)
- Track record delivering mid to high-rise residential developments
- Strong technical capabilities and interpersonal skills
- Comfort working in a developing team environment and shaping new systems
- Drive and enthusiasm to progress alongside an expanding department
- Housing association project experience would be advantageous
- Relevant degree qualification
