A market-leading strategic land promoter is looking to hire an experienced Strategic Land Manager to take ownership of their Midlands patch. This is a high-impact role sitting within a well-capitalised, commercially driven business with a strong pipeline and a track record of successful promotions through the planning system.

Reporting directly to the Group Land Director, you'll be responsible for identifying and securing new strategic land opportunities across the region, progressing sites through promotion, and managing disposals to housebuilder and developer partners.

The Role

You'll be working across the full project lifecycle — from early-stage landowner engagement and option/promotion agreement negotiation through to allocation, consent, and sale. You'll be the business's eyes and ears across the Midlands, building relationships with landowners, agents, and planning authorities while managing an active portfolio of sites.

Key Responsibilities

  • Identify and source new strategic land opportunities across the Midlands
  • Negotiate and secure option agreements, promotion agreements, and hybrid deals
  • Build and maintain strong relationships with landowners, agents, and land professionals
  • Manage a live portfolio of sites through the promotion and planning process
  • Liaise with planning consultants, solicitors, and technical advisors
  • Attend local plan hearings, public consultations, and stakeholder meetings
  • Lead on marketing and disposal of consented and allocated sites to housebuilders
  • Report regularly to the Group Land Director on pipeline, progress, and opportunities

What They're Looking For

  • Demonstrable experience in strategic land — either within a promoter, housebuilder land team, or a land agent practice with a strong promotion focus
  • Strong track record of sourcing and securing new land opportunities in a competitive market
  • Sound understanding of the planning system, local plan process, and strategic land promotion
  • Experience negotiating and structuring option and promotion agreements
  • Established network across the Midlands — landowners, agents, planning authorities, and local stakeholders
  • Commercially astute with strong negotiation skills and a results-driven approach
  • Capable of managing multiple sites and projects simultaneously
  • Self-sufficient and comfortable working remotely and on patch with full autonomy
  • Degree-level education in a relevant discipline (surveying, planning, real estate, or similar) — MRICS or MRTPI preferred but not essential
