We are working with a leading UK care home developer to appoint a Land Manager to cover the East Midlands, with a primary focus on Nottinghamshire and Leicestershire. This is a pivotal role within a business growing at pace, with a strong pipeline and the financial backing to transact. You will identify and secure development sites suitable for new care home delivery across the patch, operating with a high degree of autonomy and reporting directly into senior leadership.
Our client is an established, privately backed care home developer with a proven track record of delivering purpose-built care facilities across the UK. With an ambitious five-year expansion plan, they are looking for a commercially sharp land professional with strong East Midlands market knowledge to join an already high-performing team.
Key Responsibilities- Proactively identify and source development land suitable for care home schemes across Nottinghamshire, Leicestershire, and the wider East Midlands.
- Build and maintain a pipeline of off-market and on-market opportunities through direct landowner engagement, agent relationships, and market intelligence.
- Lead all aspects of site appraisal β financial viability, planning assessment, operational fit β and present recommendations to the board.
- Negotiate heads of terms and manage the acquisition process through to exchange, working alongside legal and planning teams.
- Manage and develop relationships with landowners, agents, local authorities, and planning consultants across the region.
- Commission and review reports from specialist consultants (planning, ecology, drainage, highways) to inform acquisition decisions.
- Monitor planning policy, local development plans, and emerging allocation opportunities across the East Midlands.
- Maintain accurate pipeline records and report regularly to the Land Director.
- Proven track record in land acquisition or land promotion, ideally within care, residential, or healthcare development.
- Strong knowledge of the East Midlands land market and established relationships with local agents, landowners, and planning authorities.
- Strong understanding of the UK planning system, including the NPPF, Local Plans, and Use Class C2.
- Experience appraising development sites, running financial viability models, and presenting investment papers.
- Commercially astute negotiator with a demonstrable deal history β able to close on both option agreements and freehold acquisitions.
- MRICS, MRTPI, or equivalent preferred β strong track record considered in lieu.
- Full UK driving licence and willingness to travel across the East Midlands patch.
