The Background

There's a particular kind of housebuilder that doesn't shout about itself much, but everyone in the local supply chain knows exactly who they are. This is one of them. Over 50 years of trading and still going strong, still run by the family that founded it, and still building across the same stretch of Warwickshire and south Leicestershire. They deliver somewhere between 150 and 220 units a year across four or five live sites at any one time, mostly traditional house-type developments with the odd bespoke scheme thrown in when a nice site comes along. No big investors to please, no unrealistic quarterly targets dictating decisions, just a passionate board that still gets its boots muddy on a Friday site walk.

Their technical team has always been small and tight-knit, which is exactly why they're hiring. One of their long-serving Technical Coordinators is stepping up internally, leaving a gap that needs filling with someone who can hit the ground running and doesn't need much hand-holding.

The Role

You'll take ownership of the technical delivery on two to three live sites, picking schemes up from inception to practical completion, dealing with the daily reality of getting drawings right, conditions discharged, and queries resolved before they become problems on site. You'll report into the Technical Manager but will genuinely be trusted to run your own sites with real autonomy, which is rare at this level elsewhere.

What you'll be doing

  • Managing the technical information flow between architects, structural engineers, and the build teams, making sure drawings are current, coordinated, and actually buildable.
  • Discharging planning conditions and liaising directly with the local planning authority and building control.
  • Coordinating NHBC technical submissions and managing the relationship with the NHBC inspector across your sites.
  • Reviewing and commenting on structural, drainage, and services designs from consultants, spotting clashes before they cost anyone money.
  • Producing and maintaining plot-specific technical packages for the build teams, including window schedules, foundation details, and specification documents.
  • Attending design team meetings and site progress meetings, representing the technical function with confidence.
  • Managing SAP and Part L compliance queries alongside the energy assessor.
  • Supporting the commercial team with technical input during land appraisals and pre-construction.

What we're looking for

  • Solid experience as a Technical Coordinator or Assistant Technical Manager within a housebuilding environment, ideally traditional house-type product.
  • Strong working knowledge of NHBC standards, Building Regulations, and the planning conditions discharge process.
  • Comfortable reading and coordinating architectural and engineering drawings without needing everything explained twice.
  • A construction-related degree or HNC/HND, or equivalent hands-on experience that's taught you the same lessons.
  • The confidence to challenge a consultant's design when something doesn't stack up, done diplomatically but firmly.
  • A full driving licence, since site visits across the patch are a regular part of the week.
