Our client, a specialist contractor focused exclusively on building safety and cladding remediation works, is looking for an experienced Design Manager to join their team delivering a large-scale Higher-Risk Building project in East London. This is a technically complex, high-scrutiny scheme, requiring someone who genuinely understands the demands of remediation design under the current Building Safety Act regime, not just standard construction design management.

You'll take ownership of the design process on this project from Gateway 2 through to completion, coordinating a multi-disciplinary design team and ensuring every element of the remediation package satisfies the requirements of the Building Safety Regulator, the golden thread of information, and the wider building safety case for the building. This is a genuinely specialist role for someone who wants to work at the sharp end of the industry's biggest current regulatory challenge, on a project of real scale and complexity.

Key Responsibilities

  • Lead design management for a large HRB remediation project in East London, from Gateway 2 submission through to Gateway 3 and completion.
  • Coordinate the multi-disciplinary design team, including fire engineers, structural engineers, façade/cladding specialists, and principal designers.
  • Ensure all design information satisfies Building Safety Regulator requirements and supports the building's overall Safety Case.
  • Manage the golden thread of information throughout the design and construction process, ensuring accurate, auditable records at every stage.
  • Review and coordinate design changes, ensuring any variations are properly assessed, documented, and approved through the Gateway process where required.
  • Act as a key point of contact with the Building Safety Regulator, residents' representatives, and other stakeholders on design-related matters.
  • Manage design risk, programme, and cost, reporting into senior project leadership.
  • Support the resolution of technical queries and design coordination issues on site as they arise.

Essential:

  • Proven experience as a Design Manager on building safety or cladding remediation projects.
  • Direct experience navigating the Gateway 2 process on a Higher-Risk Building.
  • Strong working knowledge of the Building Safety Act 2022, Building Safety Regulator processes, and golden thread requirements.
  • Understanding of façade/cladding systems, fire safety design principles, and compartmentation.
  • Experience managing multi-disciplinary design teams including fire engineers and principal designers.
  • Confident communicator, comfortable engaging directly with the BSR and other high-scrutiny stakeholders.

Desirable:

  • Degree in Architecture, Building Surveying, Construction Management, or a related discipline.
  • Experience with Gateway 2.
  • Previous experience specifically within a specialist remediation contractor, rather than general construction.
