We are seeking a commercially astute Development Manager to join our clients development team to oversee a key 1,500 unit JV project and also work on new bids and acquisitions. We are looking for someone with a strong background in partnerships or Build to Rent (BTR), Single Family Rental (SFR) led residential development.

This role will suit someone who has personally managed development P&L, is highly confident with advanced Excel and financial modelling, and has experience working within Housing Association partnerships, joint ventures, or institutional delivery models.

The role

You will lead the pre-construction and development lifecycle of complex residential schemes, from land acquisition and appraisal through planning, legal and commercial structuring, to handover into construction. A core focus of the role is financial control and viability. You will be responsible for building, interrogating and maintaining detailed development appraisals, managing scheme-level P&L, and advising on commercial strategy across multi-phase projects.

Key Responsibilities

  • Full ownership of development P&L for BTR / SFR and partnership schemes
  • Advanced Excel-based financial modelling and appraisal interrogation
  • Preparation and management of development appraisals, budgets and cashflows
  • Supporting land acquisition, deal structuring and JV negotiations
  • Managing Housing Association and institutional partner relationships
  • Coordination of planning, legal, technical and design workstreams
  • Management of consultant teams and external advisors
  • Risk management, programme control and governance approvals
  • Driving schemes forward to ensure commercial and programme certainty

About You

  • Proven experience managing development P&L on residential schemes
  • Background in BTR, SFR, Housing Association delivery or partnership JVs
  • Highly numerate with advanced Excel modelling capability (essential)
  • Strong understanding of viability, funding structures and commercial risk
  • Experience working with complex legal agreements and JV frameworks
  • Able to manage multiple projects and stakeholders simultaneously
  • Confident communicator with a collaborative, solutions-focused mindset
  • Full UK driving licence and flexibility to travel regionally
