A well-established specialist principal contractor delivering building safety remediation across social housing. Long-term frameworks with housing associations, local authorities and private landlords mean real stability and a clear route up. Their work covers the full building safety picture, internal and external, all on occupied residential stock, which is where the skill really shows.
You'd take ownership of a portfolio of building safety projects across London and the South East, typically two to four live schemes at once. You'll run contracts directly while overseeing a small team of Project and Site Managers, and you'll be the main client face on your jobs. Externally, that's façade and cladding remediation: Internally, it's the fire safety side: compartmentation upgrades, fire stopping, fire doors, means of escape and passive fire protection. All to programme, budget and spec, on live occupied buildings, with handovers, O&M manuals, defects periods and the Golden Thread / Building Safety Act documentation kept tight throughout.
That's valuations, applications for payment, final accounts, variations and compensation events under NEC3/4 and JCT, early-warning procedures, risk registers, and working with the QS team to protect margin. Plus subcontractor procurement and management.
And on stakeholders, this is social housing, so it's a real part of the job. You'll be the senior client contact at progress meetings, steering groups and board presentations, building relationships with HA directors, LA officers and asset teams, and handling a complex resident picture: leaseholders, freeholders, RMCs, decants and satisfaction scores, working through your Resident Liaison Officers to keep disruption down.
A proven Contracts Manager (5+ years at this level) from building safety, remediation or refurbishment, with a solid social housing / HA / LA background and real understanding of occupied schemes and tenant liaison. You'll have managed fire safety and cladding remediation across both internal and external works, ideally with a working knowledge of PAS 9980, the Building Safety Act, EWS1 and Building Regs Part B. Strong commercial acumen (P&L, valuations, variations, final accounts), comfortable with NEC3/4 and JCT, and experienced leading PMs and site teams. Degree or HNC/HND with the experience to match, CSCS Black Card (SMSTS and First Aid handy), and a full UK licence.
Upto £95,000 plus £7k to £10k car allowance, performance bonus, pension, private medical (family cover after probation), life assurance, and 25 days holiday rising to 28 with service. Proper development too, with chartership support (MCIOB, MRICS), a CPD allowance and industry training, plus a genuine path on to Senior Contracts Manager, Operations Manager or Divisional Director.
