Experienced Quantity Surveyor with strong commercial leadership across high-value residential and refurbishment projects from procurement through to final account. Proven ability to manage projects valued from £1m+, maintaining financial control, protecting margins, managing contractual risk, and delivering commercially robust outcomes in line with programme and quality expectations.
Key Responsibilities:
- Full commercial ownership of high-end residential and refurbishment projects from project handover through to final account.
- Lead procurement strategy, including tender preparation, subcontract package negotiation, supplier engagement, and contract placement.
- Prepare and present Cost Value Reconciliations (CVRs), cash flow forecasts, valuations, and detailed financial reporting to senior management.
- Manage upstream and downstream valuations, ensuring timely certification, payment applications, and subcontractor account management.
- Control and negotiate variations, maintaining accurate variation order schedules and identifying commercial or programme risks proactively.
- Negotiate major material and subcontract supply packages, ensuring compliance, warranties, and financial due diligence requirements are met.
- Work collaboratively with site teams, consultants, subcontractors, and senior leadership to ensure commercial performance and project delivery targets are achieved.
- Maintain strong contractual oversight, risk management, and cost control throughout all project phases.
- Support delivery of luxury residential developments, listed buildings, major refurbishments, boutique hospitality projects, and bespoke new-build properties.
