Role Overview: We are seeking an experienced Quantity Surveyor / Estimator who is comfortable taking on contract management responsibilities as part of a growing, dynamic team. The ideal candidate will support cost planning and estimation across a range of bespoke residential projects, while also contributing to contract administration, risk management and commercial oversight through the project lifecycle.
Key Responsibilities:
- Estimating & Cost Management: Prepare accurate and competitive cost estimates from early design stages through tender submission. Analyse drawings, specifications and tender documents to produce Bills of Quantities and cost breakdowns. Develop cost plans, value engineering options and pricing strategies to support project decision-making. Liaise with subcontractors and suppliers to obtain competitive quotations and clarify scope of works.
- Quantity Surveying: Monitor and control project costs throughout the lifecycle, tracking variations, valuations, and interim payments. Prepare valuation reports, forecast cash flows and maintain cost records for multiple projects. Assist with post-contract cost reporting and final account preparation. Identify cost risks and opportunities, providing commercial advice to project teams and senior management.
- Contract & Commercial Management: Administer contracts (JCT, NEC, or relevant forms), ensuring compliance with contractual obligations. Prepare and issue contract correspondence, notices and variations. Support negotiations with clients, subcontractors and supply chain on contractual and financial matters. Contribute to risk assessments, commercial reporting and contract strategy development.
- Stakeholder Engagement: Work closely with Project Managers, Site Teams and Clients to ensure alignment on commercial objectives. Attend site visits and project meetings to monitor progress, costs and contractual performance. Provide clear reporting and updates to leadership on project financial status.
What Weβre Looking For:
- Proven experience as a Quantity Surveyor / Estimator within the residential or bespoke construction sector.
- Comfortable handling contract administration and managing commercial aspects of projects.
- Strong knowledge of construction contracts and procurement procedures.
- Excellent numerical, analytical and communication skills.
- Ability to work independently and within a collaborative team environment.
- Proficiency with industry cost estimating and project software (e.g., CostX, Excel).
- Relevant professional qualification (e.g., RICS, CIOB or equivalent preferred).
