Working under supervision but with responsibility for a caseload of mixed sales and purchases and to support a Conveyancing Property Lawyer and Team in relation to the progression of active conveyancing files within the Conveyancing Team.
To carry out further ad hoc duties as required by the management.
Main Responsibilities
- Taking instructions from Conveyancing Property Lawyer for sale and purchase files, transfers of title, new build, discharge and re-mortgage work.
- Dealing with clients, estate agents, mortgage lenders and solicitors at every stage of the transaction from initial instructions to exchange of contracts (under supervision) and then on to completion.
- Dealing with sale, purchase and re-mortgage matters to the extent delegated by the Fee Earner, including:
- Preparation and issue of draft contract packages.
- Assisting the Conveyancing Property Lawyer in raising and dealing with enquiries.
- Review of contract packs received and raising of enquiries.
- Review of searches and raising of enquiries if required.
- Review of mortgage offer.
- Preparation of reports to client on contract, title, mortgage and searches.
- Preparation of Transfer deeds and dealing with replies to requisitions.
- Preparation of SDLT or LTT forms for approval of client.
- Dealing with all appropriate Post Completion work including submitting application to Land Registry and submission of LTT SDLT returns and payment of any SDLT required.
- Updating the Referrer, Agent, other websites and portals.
- Clearing the daily task list in LMS and Lender Exchange.
- Dealing with credit and debit ledger balances.
The job will require someone who has a proven record of accomplishment in organising their own personal workload and responsibilities; the ability to determine priorities and consistently meet deadlines. The successful candidate is likely to have exemplary administration skills.
