A highly skilled Associate Director – Development & Construction for the Taymouth Castle development. To work on the full construction projects life cycle, comprising of high-profile mixed-use developments including new builds, commercial and bespoke residential, renovation and infrastructure projects. You will assume full responsibility to manage a multi-disciplinary project team and work alongside peers whilst collaborating with various stakeholders to manage the overall construction effort to ensure projects are delivered to an exceptional standard. This role requires a strong background in construction project management and a passion for delivering exceptional results.

You will work as part of the development delivery team, taking direction from the development leadership team and providing leadership and technical support to the wider team. Responsible for managing and overseeing multiple projects in our fast-paced large portfolio of complex high value projects, from pre-contract to project completion. You can effectively prioritise a busy workload and meet project deadlines, through out-of-the box solution orientated thinking but prepared to dive into the detail and “roll-up your sleeves” as and when required.

A strategic thinker with decision-making abilities to streamline project delivery and mitigate risks. Strong and diligent client-facing presentation skills. Build and maintain strong relationships with all stakeholders. Oversee and coordinate external consultants, including architects, engineers, quantity surveyors, and specialist consultants. Full ownership from design procurement and project delivery and hand over to the operations team.

You will be accountable for managing and deploying a small project team of Senior Project Managers and Managers on a day-to-day basis, alongside key stakeholders, and multi-skilled design teams. We do the right thing, ability to lead, mentor and inspire a team of Project Managers whilst effectively collaborating with various departments and stakeholders with the ability to confidently challenge contractors and consultants as and when required to implement projects in a fast-paced environment.

Develop and oversee project delivery programmes, ensuring efficiency, quality, and compliance. Develop a scope of services and request for proposals from both consultants and contractors for procurement of works. Develop, implement, and monitor works programmes, ensuring key milestone dates are achieved and delivered to a high standard. Ensure robust tender documentation is issued and manage the tender process. The preparation of all contract documentation with key stakeholders, from tender process, to contracts, to project closeout. Chair and record project meetings and proactively follow up on actions to closeout. Produce weekly and monthly progress reports including programme planned vs actual and budget for allocated projects. Manage design consultants, engineers, and contractors’ procurement processes. Assume full responsibility for the overall quality and excellence across all projects.

Identifying and assessing potential project associated risks, developing mitigation strategies as necessary or proactively resolve any issues. Responsible for performance evaluation, recruitment, training and development and employee engagement. Discretion in the handling and managing of sensitive client or staff documentation. Flexibility is required with a project of this nature; other duties may be required in the performance of construction and project management, making sure projects are closed out in line with project requirements. Ensure all work is completed and compliant with the high standards associated with our club and facilities.

A bachelor’s degree in construction management or related field. A minimum of fifteen years’ experience managing the overall delivery of high value construction projects. Senior Project Manager or a similar managerial role, delivering project management, project development management or project construction management of both buildings and civil infrastructure and utilities projects, particularly in mixed-use real estate and hospitality, residential and listed building renovations, or an equivalent. A strong commercial acumen with excellent leadership and the ability to motivate and direct multi-disciplinary teams.

Experience managing high-value projects, within the luxury hospitality and residential and heritage sectors. Sound knowledge and application of the Scottish building and planning regulations. You hold relevant professional chartered affiliations MCIOB or MRICS. Valid CSCS card. Proficiency in Microsoft packages including Word and Excel, Outlook, Power Point. Full UK driving license - You will be required to travel between locations.
