Job Summary
Deliver the highest quality designs and most commercially viable planning permissions by supporting the Planning team with designs and supporting information required for the preparation and submission of planning applications.
Primary Responsibilities
- Pre‑Development Management
- Produce & co‑ordinate high quality designs, utilizing TW standard products and details wherever possible.
- Management of external consultants to ensure information is received, checked, co‑ordinated and distributed on time and within budget.
- Attend concept, pre‑tender, pre‑start, specification and any other relevant meeting as required under the Company’s Framework procedure.
- Ensure the designed scheme is viable, liaising with internal colleagues to ensure the scheme meets BU requirements.
- Implement the departments Quality Management Process to ensure Design information meets the high quality expectations of the business.
- Arrange, co‑ordinate and manage all design meetings with other departments in a timely and efficient manner, ensuring all relevant action points are noted and recorded.
- Liaise and negotiate where necessary with Statutory Authorities, Local Planning Authorities, Highways, Consultants etc. to ensure projects achieve the set objectives and programmes.
- Liaison with sales department in procurement of accurate sales presentation drawings.
- Liaise and co‑ordinate design information with the Engineering team to ensure adoptable and approval standards are met.
- Provide knowledge/expertise to react to changes in legislation as dictated by industry standards of Building Control, NHBC and planning law.
- Alongside the Planning team, manage community consultations, enquiries and reactions of the surrounding population to planning applications.
- Alongside the Planning team, manage and drive Section 106 agreements, identifying the commercial impact and negotiating commercially viable contributions with authorities.
- Alongside the Planning team, clear all planning conditions prior to approval.
- Support planning applications, co‑ordinate with the Planning & technical teams to deliver accurate designs and approvals from inception to completion, including all supporting documents.
- Responsible for all planning and development functions on a determined number of sites.
- Input into house type design forum.
- Assist in the evaluation and appraisal of development opportunities to purchase new sites.
Experience, Qualifications, Technical Requirements
- Degree level qualification in a relevant field.
- Previous experience in the housebuilding sector.
- Capable of preparing and managing a number of planning applications.
- Computer literate with knowledge of Autocad.
