TAY Recruitment is seeking an experienced Contracts Manager to join a large construction company based in Darlington, overseeing contracts. This is a fantastic opportunity for a proactive and highly organized professional to manage refurbishment projects within the commercial and educational sectors. The salary will be around 70K negotiable plus 5k car allowance for the right candidate. The position will also include 25 days holiday + bank holidays, Pension, Laptop and mobile phone. The position will also involve some occasional working and staying away.

Who Are We Looking For?

We seek a well-organised individual with a strong ability to plan ahead, anticipate potential issues, and develop practical solutions. The ideal candidate will have excellent analytical skills, a common-sense approach to operational challenges, and the ability to maintain a professional image while prioritising quality, safety, and customer service. Proficiency in IT systems, including Microsoft Word, Excel, Outlook, and basic programming, is essential. The successful candidate will be a true team player, balancing leadership with collaboration to ensure successful project delivery.

Key Responsibilities:

  • Overseeing all aspects of fabric works, particularly commercial refurbishment projects.
  • Conducting site surveys and producing detailed quotations.
  • Leading or assisting in pricing and submitting tenders.
  • Completing Pre-Qualification Questionnaires (PQQs) and Supplier Questionnaires (SQs).
  • Preparing project health & safety documentation, including Construction Phase Plans (CPPs) and Risk Assessment & Method Statements (RAMS) in coordination with the H&S team.
  • Developing and managing project timelines and schedules.
  • Supervising directly employed staff and subcontractors.
  • Ensuring on-site health & safety compliance through regular site audits and inspections.
  • Attending project meetings and preparing necessary reports and documentation.
  • Coordinating work planning and briefing project teams, contractors, and suppliers.
  • Managing commercial valuations and finalising project accounts.
  • Collaborating closely with internal departments (Commercial, H&S) and external stakeholders (clients, design teams) to ensure timely and budget-compliant project delivery.
  • Primarily office-based but requiring regular site and client visits within the designated region.

Ideal Candidate Profile:

  • Experience: Minimum 5 years' proven experience managing multiple contracts ranging from £1k to £1 million.
  • Qualifications: Ideally degree-qualified in Construction Management. A commercial background with knowledge of Quantity Surveying is advantageous.
  • Industry Background: Experience within a main contracting environment.
  • Contracts Knowledge: Familiarity with standard building contracts (e.g., JCT, NEC).
  • Project Management: Ability to handle multiple projects concurrently while ensuring efficiency, quality, and compliance.
