We’re entering an exciting growth phase, and we’re looking for a Pre-Construction Commercial Manager to play a key role in shaping the commercial success of our projects from day one. Working across Cat A and Cat B office fit-outs, you’ll take ownership from concept through to client handover—ensuring each bid is commercially sound, competitive, and strategically aligned.

This is a stand-alone role reporting into our Head of TASK with lots of autonomy and opportunity to grow with us in the role and make an impact. Project realisation is the heart that drives us. As a specialist in commercial, retail, and logistics projects ranging from £50k to £20m, we’re known for our transparent, agile, and collaborative approach.   • Tendering & Cost Estimation: Prepare accurate cost plans, BOQs, and commercial submissions based on first-principles pricing and supply chain input.
  • Client & Stakeholder Collaboration: Partner with planners, designers, and clients to ensure submissions are aligned with project objectives, timelines, and technical requirements.
  • Procurement & Subcontractor Management: Lead subcontractor enquiries, manage negotiations, and ensure best-value terms are secured ahead of handover to delivery teams.
  • Commercial Compliance & Risk Management: Review client documentation, identify commercial risks, and ensure all submissions meet contractual and regulatory standards.
  • Commercial Reporting: Contribute to monthly pipeline and bid health checks, supporting clear internal decision-making across the team.
  • Project Transition Support: Help ensure a smooth handover of commercial information and assumptions from pre-construction into delivery.

Strong experience in pre-construction or commercial roles in fit-out, D&B, or construction. Deep understanding of JCT contract administration. A Quantity Surveying, Estimating, or Construction Commercial Management background. Relevant qualifications in Quantity Surveying, Construction Management, or a related field (Chartered status or working towards it is a plus).
