Are you an experienced property professional with a strong commercial mindset and a passion for unlocking value from land and development portfolios? At Tarmac, we are looking for a National Land Disposals Manager to lead our land disposals strategy across a diverse national portfolio, maximising returns and driving sustainable profit growth.

As a key member of our Land Development Team, you will play a pivotal role in shaping disposal strategies, leading a specialist team and working collaboratively with stakeholders across the business to ensure opportunities are identified, evaluated and delivered effectively. This is an exciting opportunity to influence the future value of a significant property portfolio while helping to deliver long-term business objectives.

Please note that this position is a fixed-term contract expected to last up to 15 months.

What You'll Be Doing

As National Land Disposals Manager, you will take ownership of all land disposals activity across the National Development Portfolio, leading the successful delivery of commercial strategies that maximise value and support business performance.

  • Leading and developing the Land Disposals team, ensuring priorities and resources are aligned to deliver business objectives.
  • Identifying value-add opportunities across the portfolio through strategic site reviews, appraisals and commercial assessments.
  • Managing the execution of land sales, transactions and commercial contracts to deliver forecast profit and budget targets.
  • Taking accountability for income budgeting, forecasting, accruals and provisions, ensuring compliance with accounting policies and robust financial governance.
  • Working closely with Asset Management, Strategic Planning and Finance teams to ensure assets are disposal-ready and decisions align with broader business objectives.
  • Providing commercial guidance on strategic development opportunities, ensuring schemes are market-facing and positioned to achieve maximum value.
  • Maintaining strong relationships with commercial agents and property professionals to identify future development and disposal opportunities.
  • Reporting to senior stakeholders on land disposal activities, portfolio performance and strategic opportunities.
  • Acting as a mentor to a team of Land Disposal Surveyors, supporting their development and fostering high performance.
  • Representing Tarmac professionally with external stakeholders, local communities and industry partners.

What We Are Looking For

We're seeking a commercially driven and influential leader with significant experience within property, land transactions or estate management who can balance strategic thinking with operational delivery.

The ideal candidate will have:

  • Proven experience leading property or land disposal teams and managing resources effectively.
  • A strong track record of managing and delivering financial targets, budgets and forecasts.
  • Extensive knowledge of land and property transactions, negotiations and value enhancement opportunities.
  • The ability to assess complex situations, make informed commercial decisions and drive profitable outcomes.
  • Excellent communication, stakeholder management and relationship-building skills.
  • Experience coaching, mentoring and developing colleagues to build capability and performance.
  • A strong understanding of commercial and financial drivers within a large organisation.
  • Degree-level qualification in a relevant discipline and/or Chartered status through an appropriate professional body.
  • A proactive, results-focused approach with the drive to continually seek opportunities that maximise portfolio value and business returns.
