Service Manager – Voids

About the Role: We are looking for an experienced and proactive
Service Manager to lead our voids management function across South Yorkshire. You will be responsible for overseeing the end-to-end voids process, ensuring properties are efficiently maintained, refurbished and prepared for occupancy within agreed timescales, budgets and organisational standards. You will lead a multi-disciplinary maintenance team, providing effective management, support and direction while ensuring high standards of quality, Health and Safety and service delivery. This is a hands-on management role where you will coordinate resources, monitor performance and work closely with colleagues, contractors and suppliers to ensure properties are returned to a high standard and ready for occupation.
Key Responsibilities
- Lead and manage a multi-disciplinary maintenance team, including the Voids Administrator.
- Provide effective supervision, support and direction to team members.
- Recruit, appraise and develop staff to maximise their potential.
- Oversee the end-to-end voids process, ensuring properties are turned around efficiently and to the required standard.
- Plan, coordinate and monitor daily maintenance and refurbishment works.
- Ensure works are completed within agreed KPIs, timescales and budgets.
- Monitor the quality and progress of works and address any issues or delays.
- Ensure Health and Safety legislation, organisational policies and procedures are consistently followed.
- Manage resources effectively, including staff, materials and vehicles.
- Maintain accurate records, reports and documentation relating to void works.
- Work closely with the Head of Maintenance, Housing and Operations teams to support effective service delivery.
- Liaise with external contractors and suppliers where required.
- Identify and implement improvements to processes, performance and efficiency.
- Support a culture of continuous improvement across the voids service.
About You: We are looking for someone with experience in property maintenance, housing or a related field, together with previous supervisory or team leadership experience. You will be highly organised and able to manage competing priorities while ensuring works are delivered within agreed timescales and budgets. You will have a good understanding of Health and Safety requirements and be confident dealing with problems and finding practical solutions. You will be a proactive and supportive manager who can motivate a team, manage performance and build effective working relationships with colleagues, contractors and suppliers.
Essential Experience and Skills
- Experience in property maintenance, housing or a related field.
- Previous supervisory or team leadership experience.
- Strong planning and organisational skills.
- Good understanding of Health and Safety requirements.
- Ability to manage workloads, priorities and deadlines.
- Strong problem-solving skills and a proactive approach.
- Good communication and interpersonal skills.
- Ability to manage resources effectively and monitor service performance.
Desirable
- Knowledge of voids management processes.
- Experience within social housing or supported housing.
- Experience of managing maintenance or refurbishment works.
- Experience of working with external contractors and suppliers.
