Voids Inspector
Contract: Permanent, Full-Time

Main Purpose: Reporting to the Service Manager for voids, responsible for ensuring all properties in Target’s portfolio that become void have a thorough inspection to identify the work required to get the property ready to Targets lettable standard. To complete inspections throughout the void process to ensure all work is to a good quality and complete a final inspection to ensure the property is ready before handing this over to support.
Specific Tasks & Responsibilities
- To carry out void inspections and submit documentation detailing the condition and repairs required to get the property back to a lettable standard
- To identify what furniture needs to be removed and what replacement furniture is required
- To have a trade background to ensure when identifying repairs required the explanation of what trade is needed, length of time it will take etc will enable the void administrator to book this in appropriately
- To monitor the work completed by either the in-house team or an external contractor and ensure this is completed to a good standard
- To undertake minor repairs if this will help turn the voids around quickly
- To work closely with the Void Service Manager and Voids Administrator to ensure a smooth process from start to finish of a void property
- Complete a final sign off inspection before handing the property over to support to confirm all repairs are completed and that the property is decorated to a good standard with good quality flooring and furniture in situ
- Replace interlink smoke/heat detectors when required
- Complete all mandatory training
- Report any Health and Safety concerns to the Void Service Manager
- Build and maintain effective working relationships with both internal and external stakeholders
- Constantly review the voids processes with the management team to increase productivity and effectiveness in line with continuous improvement
- Attend all relevant training courses and meetings as requested by the organisation
- Attend a minimum of quarterly One to One meetings
- Adhere to all Target Housing’s policies and procedures
- Perform any other duties as requested or required to further the aims of the organisation and as directed by the Management Team
