Job Overview:

We are seeking a motivated Student Property Manager to join our client’s expanding team in Manchester. This role offers an exciting opportunity to oversee the letting and management of a portfolio of student properties. Responsibilities:

  • Portfolio Management: Oversee the day-to-day management of a property portfolio, ensuring smooth operations and tenant satisfaction.
  • Proactive Issue Resolution: Actively resolve maintenance issues by liaising with landlords, contractors, and tenants, ensuring effective and efficient solutions.
  • Coordination of Tenancy Processes: Manage the coordination of move-ins, move-outs, deposit disputes, inspections, viewings, and inventories for the portfolio.
  • Property Marketing and Letting: Lead the re-marketing and letting of properties, continuously analysing market competition and identifying ways to enhance property appeal.
  • Adherence to Policies and Procedures: Ensure all processes, systems, policies, and procedures are consistently followed to maintain compliance and operational efficiency.
  • Administrative Duties: Handle administrative responsibilities such as drafting tenancy agreements, organising contract signings, and ensuring prompt receipt of all necessary documents including ID, right to rent checks, and deposit registration.
  • Legal Compliance: Issue tenancy notices within the legal time frame, ensuring compliance with relevant laws and regulations.
  • Commitment to Excellence: Strive for excellent performance and deliver top-quality management services, enhancing tenant and landlord satisfaction.
  • Detail-Oriented and Accurate: Maintain a high level of attention to detail and accuracy in all tasks.
  • Proficiency in Microsoft Products: Utilise Microsoft Outlook, Excel, and Word efficiently for various administrative and communication tasks.

Skills & Requirements:

Essential:

  • Customer service: 1 year
  • A resilient, positive and professional attitude
  • Strong planning, administrative and organisational skills
  • Ability to work under pressure, prioritise workload and comply with legislation.
  • Confident communication skills including written work, presentation skills.
  • Ability to work independently and as part of a team.
  • Ability to demonstrate a commitment to equalities in all areas of work with customers, members of staff.
  • IT literate in standard office applications and able to manage computerised databases.
  • Good Numeracy skills.
  • Full driving license (Your portfolio will cover the majority of Manchester; it is essential that you have a driving licence and mode of transport)

Preferred, but not required:

  • Property Management: 1 year
  • Knowledge of Payprop, Fixflo and SME systems
