We are looking for a proactive, hands-on, and customer-focused Maintenance Operative to join our on-site Build to Rent (BTR) team. This is an excellent opportunity for an experienced maintenance professional who takes pride in delivering high standards, resolving issues efficiently, and helping create an outstanding living experience for residents.

Working closely with the on-site management team, you will play a key role in maintaining the quality, safety, and presentation of our residential developments while providing exceptional customer service.

Key Responsibilities
  • Prepare apartments for incoming residents, ensuring homes are presented to an exceptional standard.
  • Identify and report defects, snags, and maintenance issues, ensuring they are logged and followed through to completion.
  • Carry out a range of reactive maintenance tasks including basic plumbing, carpentry, painting, and minor repairs.
  • Diagnose maintenance issues quickly and implement effective, long-term solutions where possible.
  • Respond promptly to resident maintenance requests and provide clear information when specialist contractors are required.
  • Undertake planned preventative maintenance tasks, including fire alarm testing, routine inspections, and flushing of vacant units.
  • Conduct regular building inspections and report or escalate health and safety concerns.
  • Support the turnaround of vacant apartments, ensuring all maintenance, cleaning, and repair works are completed before new residents move in.
  • Assist in maintaining communal areas and resident amenities to a high standard.
  • Monitor utility readings and submit information to suppliers when required.
  • Ensure maintenance records, compliance documentation, and job updates are accurately maintained within property management systems.
  • Coordinate access for external contractors and oversee works to ensure quality standards are achieved.
  • Support stock control by liaising with suppliers and internal teams to maintain essential spare parts and materials.
  • Promote energy efficiency and sustainability initiatives throughout the development.
  • Assist with resident move-ins and move-outs, including occasional furniture and equipment movement.
  • Act as a visible and approachable point of contact for residents, delivering excellent customer service at all times.
  • Report incidents, accidents, and urgent maintenance matters in line with company procedures.
About You
  • Previous experience in a maintenance, facilities, property, or building services role.
  • Practical skills across a range of trades including basic plumbing, carpentry, decorating, and general repairs.
  • Strong problem-solving abilities with a proactive approach to maintenance issues.
  • Excellent customer service and communication skills.
  • Ability to prioritise workloads and manage multiple tasks effectively.
  • Good understanding of health and safety requirements within residential or commercial environments.
  • Comfortable using digital systems to record and manage maintenance activities.
  • Flexible, reliable, and willing to support the wider team when required.
  • Physically capable of carrying out manual handling tasks and moving materials when necessary.
