The Role - Maintenance Operative (Build to Rent)
We are seeking a proactive, customer-focused Maintenance Operative to join our on-site teams at residential build-to-rent schemes in North West and South East London. Reporting to the General Manager, you will play a key role in delivering an exceptional living experience for residents by ensuring apartments and communal areas are maintained to a high standard.
Key Responsibilities
- Work closely with the on-site team to ensure apartments are prepared and handed over to new residents in excellent condition.
- Support the Facilities Manager in identifying, logging, and tracking defects in line with agreed procedures.
- Respond promptly to reactive maintenance issues, including minor plumbing, carpentry, electrical works, and general repairs.
- Diagnose maintenance issues efficiently and provide effective, long-term solutions.
- Deliver a high level of customer service while working within agreed budgets.
- Assess maintenance requests and provide clear, detailed information when external contractors are required.
- Carry out general reactive maintenance tasks such as painting, basic plumbing, carpentry, and minor electrical works.
- Undertake scheduled preventative maintenance including fire alarm testing, void flushing, and routine inspections.
- Conduct regular building patrols to identify and address health & safety concerns.
- Oversee unit turnaround processes, ensuring void apartments are fully ready for incoming residents.
- Promote sustainable practices, including minimising energy use in vacant units.
- Maintain cleanliness and presentation of communal areas.
- Ensure all works comply with health & safety regulations and that records are kept up to date.
- Accurately update maintenance records using the property management system.
- Ensure tools and equipment are maintained in a safe, working condition.
- Act as a visible, approachable point of contact for residents.
- Coordinate and supervise external contractors on site, ensuring works are completed to the required standard.
- Escalate urgent maintenance issues where necessary.
- Liaise with the maintenance administration team to ensure adequate stock levels of spare parts.
- Support resident move-ins and move-outs as required.
- Assist with moving furniture or materials when necessary.
- Report incidents and accidents in line with health & safety procedures.
