We are looking for an experienced Property Manager to take responsibility for a large residential property portfolio across St Helens, while leading and developing a small team of lettings professionals.
This is a senior, hands- on role requiring someone with significant experience managing both residential property portfolios and people.
We need a confident manager who can take ownership of the lettings operation, maintain high standards and drive the performance of both the portfolio and the team.
The Role
- Managing the overall performance of a large residential lettings portfolio.
- Leading, motivating and developing a small team of lettings professionals.
- Setting objectives, managing workloads and monitoring individual and team performance.
- Conducting regular one-to-ones, providing coaching and addressing performance issues where required.
- Maintaining excellent relationships with landlords and ensuring high levels of customer service.
- Overseeing rent collection, arrears, renewals, inspections, maintenance and tenancy matters.
- Managing contractors and ensuring maintenance is completed efficiently and cost-effectively.
- Ensuring the portfolio remains fully compliant with relevant lettings legislation.
- Handling more complex landlord, tenant and property management issues.
- Monitoring portfolio performance, reducing voids and identifying opportunities to improve efficiency and profitability.
- Improving systems and processes to support the continued growth of the portfolio.
About You
- Significant residential lettings/property management experience.
- Proven experience managing a large residential property portfolio.
- Previous experience managing and developing a team.
- Strong knowledge of lettings legislation and compliance.
- Excellent leadership, communication and organisational skills.
- The ability to manage a busy workload and prioritise effectively.
- A proactive, commercially minded and solutions-focused approach.
- Confidence dealing with landlords, tenants, contractors and complex property issues.
- Strong local knowledge of St Helens and the surrounding rental market would be highly advantageous.
- Propertymark/ARLA qualifications would be advantageous.
- Full UK driving licence.
