About the Role

You will play a key role in the effective management of a residential portfolio, ensuring properties are well maintained, compliant, and operating efficiently while maximising rental income and minimising void periods. Working closely with the Management Team, you will take ownership of tenancy management, property inspections, maintenance coordination, compliance monitoring, and tenant relations.

Key Responsibilities

  • Property & Tenancy Management: Manage all aspects of residential tenancies, including new lettings, renewals, rent reviews, and tenancy terminations. Minimise void periods and maximise rental performance across the portfolio. Review tenant references and provide recommendations on prospective tenants. Manage tenancy disputes, breaches, rent arrears, and deposit disputes. Conduct routine property inspections and ensure accurate property records are maintained. Liaise with tenants, agents, solicitors, and contractors to ensure a high standard of service delivery.
  • Compliance & Health & Safety: Ensure full compliance with residential property legislation and regulatory requirements. Manage health and safety obligations across the portfolio. Review statutory inspection reports and coordinate any required remedial works. Ensure compliance with Right to Rent, EPC regulations, smoke and carbon monoxide requirements, deposit protection legislation, and licensing schemes.
  • Maintenance & Repairs: Coordinate reactive and planned maintenance works. Obtain quotations, instruct contractors, and monitor works through to completion. Conduct quality checks and approve contractor invoices. Work closely with surveyors and external consultants on refurbishment projects.
  • Financial Management: Support rent reviews and income maximisation initiatives. Monitor expenditure and respond to financial queries when required. Assist with reporting for senior management and board-level meetings.

About You

We are looking for a confident and organised property professional who can effectively manage multiple priorities while maintaining exceptional standards of customer service.

Essential Requirements

  • Minimum of 2 years' experience in residential property management.
  • Strong working knowledge of landlord and tenant legislation.
  • Understanding of health and safety requirements within residential property.
  • Excellent communication and relationship-building skills.
  • Strong organisational and time management abilities.
  • Proficiency in Microsoft Office, including Outlook, Word and Excel.
  • Full UK driving licence and willingness to travel to sites.

Desirable

  • MARLA qualification.
  • Degree educated or A-Level qualifications (A-C grades).
  • Experience using Horizon, Qube, PropertyPlus or similar property management systems.
