Commercial Solicitor / CILEX Lawyer Commercial Property Focus | Flexible / Part-Time | Consultant, Locum & Self-Employed Options | Remote Working Considered An established property practice is looking to appoint an experienced Commercial Solicitor or CILEX Lawyer to take ownership of its growing commercial property workload, with a particular opportunity to support the firm's existing commercial and agricultural client base. The firm has an established flow of commercial instructions through existing clients and recommendations.
Due to current capacity constraints, the practice is having to turn away work, creating an immediate opportunity for an experienced lawyer to take on an existing caseload and help develop this area of the business. There will be a small initial caseload available, with sufficient ongoing work to support someone working on a part-time or flexible basis.
The requirement is for an experienced, qualified lawyer who can work independently and take conduct of matters with minimal supervision. A key aspect of the role is the opportunity to take genuine ownership of the firm's commercial and agricultural property work.
The successful candidate will have the autonomy to shape and develop this area of the practice as the workload grows, making this an attractive opportunity for an experienced lawyer looking for flexibility, independence and the ability to have a meaningful influence on the direction of the work. The Opportunity The firm is deliberately flexible about how the role is structured and is open to discussing an arrangement that works for both parties.
The practice would consider: Part-time permanent employment Consultant arrangements Permanent locum positions Self-employed arrangements A flexible arrangement based around the volume of work and the candidate's availability The initial requirement is for a part-time appointment, with the potential for the role to develop into a full-time position as the commercial workload grows.
The firm is also open to considering a full-time appointment for an experienced lawyer who can bring an existing workload or client following that would support a full-time position. However, bringing work with you is not a requirement, as there is already an established flow of commercial work within the firm, with a small initial caseload available.
The Role
The successful candidate will take conduct of the firm's existing commercial property matters, working independently while having access to the wider firm's support. The successful candidate will initially need to be reasonably self-supporting from an administrative perspective. The firm has general support arrangements available, but a dedicated secretary would not initially be assigned to the role. This can be reviewed as the workload and role develop.
The work is predominantly commercial property focused and is expected to include: Freehold commercial property acquisitions and disposals Leasehold transactions Commercial leases, renewals and assignments Landlord and tenant matters Farm Business Tenancies Agricultural property transactions Secured lending and commercial finance transactions Straightforward development and investment property matters Property matters relating to small-scale developments General commercial and agricultural property advice Partnership and company matters where the candidate has the relevant experience Advising commercial and agricultural clients Managing files from instruction through to completion Dealing directly with clients, agents, lenders and other professional advisers There is also potential to support the firm's litigation team with commercial lease advice and related matters, where appropriate.
The firm also has existing work involving small-scale developers and new-build developments, including some residential new-build work that it currently does not have capacity to undertake. Experience dealing with these matters would be useful, although it is not essential. Commercial & Agricultural Experience The core requirement is strong commercial property experience.
Agricultural property experience would be highly desirable, particularly experience involving: Farm Business Tenancies Agricultural land and property transactions Rural property matters Agricultural businesses Agricultural partnerships Experience in wider commercial matters would also be advantageous. The firm receives requests relating to partnership agreements, agricultural partnership arrangements and company matters, so a candidate who can assist across both commercial property and wider commercial work would be particularly useful.
However, candidates do not need to have experience across every area. The priority is an experienced commercial property lawyer who can independently handle the firm's existing property workload.
About You
We are looking for a qualified Solicitor or CILEX Lawyer with substantial commercial property experience. You will ideally have: Qualification as a Solicitor or CILEX Lawyer Strong and recent commercial property experience Significant experience handling commercial property transactions The ability to independently manage and take conduct of files Experience with freehold and leasehold transactions Experience dealing with commercial leases Strong client-facing and communication skills Confidence dealing directly with clients and other professionals Good commercial awareness and attention to detail The ability to work with a high degree of autonomy and be reasonably self-supporting administratively The ability to manage your own workload independently A practical and commercially minded approach Desirable: Agricultural property experience Farm Business Tenancy experience Rural property experience Agricultural partnership agreements Company and partnership advice Small-scale development experience New-build development experience Experience supporting commercial property-related litigation or lease matters Working Arrangements The firm is open to a largely remote working arrangement.
Candidates based further afield can therefore be considered, provided they are able to attend the office when genuinely required for an essential matter. The firm has already successfully operated a remote working arrangement with a commercial lawyer and is comfortable with this approach. The exact working pattern can be discussed according to the candidate's availability and the volume of work required.
